A few weeks ago, I posted about a young woman that is frequently calling law enforcement to our rental property for domestic situations. There is no other authorized person living there, just she and her toddler.

She posted on social media a new handgun that she has purchased and the gist of it was she is prepared now.

I chose not to say anything to her about hearing the calls to our rental, but this is a little more serious. I can just see the future without a crystal ball. How many of you would give a tenant (drama queen) 30 days notice with no reason given because you don't want to take a chance on having a death in one of your rentals? I know I have to wait until the 1st of the month. --47.132.xxx.xxx

Plenty (MO), that is my point exactly. I have grave concerns about renting to someone I deem "crazy", or might have "fears" about going to my own property.

I would not worry too much about the gun. The unstable person...now that is something to worry about.

If she's truly unstable, dump her fast.

Most of my tenants have guns (maybe all of them). Some of them show me their guns; others are more private. I serve military people and my civilians are mostly southern born. Guns are a way of life. --173.233.xxx.xxx

Frequently calling police to her own house for domestic disturbance? That might be time for Notice to Vacate right there (sorry, didn’t see your previous post)

Posting pictures of her weaponry online? Sounds like she’s taunting whomever she likes to combat. Some of my tenants own guns BUT, they don’t wave them in public, as far as I know. My tenants wouldn’t want others to know there is a gun available for stealing, for one thing.

I’m assuming you went looking on her Facebook page because you were getting concerns about some of her behavior? Is this a good time for you to have a turnover? Certainly, spring is coming, other tenants will be available. Is the unit likely to attract ‘better’ tenant? Or, same drama, different day? What clues were present in her behavior when you accepted her application, if any, of her contentious behavior? Don’t want to repeat the mistake, if possible.

Not saying I would give her the boot right now,, I know I don’t have all the pertinent info. . I think I missed the thread about her calling cops. Now, if it was neighbors calling cops, then she needs to go. If she was already prone to fighting, and is now weaponing up, I don’t want to manage someone like that in my rental.

I tend to be pretty relaxed about my tenant’s behaviors. I allow smoking, couch-surfing, barbecues, working on one car at a time in the driveway. (Working on cars in driveway , even oil changes, not be allowed in my city. Shhhh...) BUT, I expect them to keep things on the down-low.

Has this tenant ever been threatening to you? If so, they need to go.

It depends upon the circumstances. If it is an ex husband that she has a restraining order against and he shows up anyway to beat her up, I'd loan her one of my guns.

If it is a boyfriend most of the time with fierce fighting thrown in every now and again, I'd kick her out, but for the disturbance, not because she bought a gun.

I try really hard to screen out anyone, man or woman, who tells me they are escaping from an abusive relationship. I don't want the drama or the damage to my property. Domestic violence is sort of protected, so I am careful about how I reject, but I don't want to let them in, in the first place. --98.146.xxx.xxx

I worked with her father years ago. She happens to be on my friends list so I see her stupid stuff without looking for it.

I should have never rented to her, I knew she was volatile, but was hoping with age & experience, she'd calm down. This does have me worried, there is something seriously wrong with someone taking a photo of a gun and posting it to get attention. She's been in custody disputes, so that is one reason I can think of. --71.219.xx.xx

Pat, I'm guessing that your gut is screaming at you loudly enough to glance at your tenant's nutty facebook posts that show up on your fb newsfeed. Too often I've seen that crazy doesn't take a holiday, and adding a gun to the mix of a toddler and a charged past relationship probably isn't going to make your gut quiet down.

I sometimes remember LTD's post responding to "Crazies" with "just because the voices said to..." An officer in Davis, CA was recently ambushed and murdered randomly by a crazy tenant who was upset by the police department's penetrating "ultrasonic waves."
