That was the point of my question. Having never seen it, I HAVE NO IDEA. There are lots of things that work well in one jurisdiction but not in others.

For example, a PA lease can include language that waives notice requirements before filing for eviction. Can that be done in other states? I suppose there might be a few but I doubt if there are many.

Are there things in the lease that will NOT work under MO laws? Are there things that MO laws permit that I would find beneficial but are not in the lease and should add? --174.234.xxx.xx

You can waive notice requirements in a written lease here too. You still have to wait 10 days before filing but you don't have to notify that you are doing so.

I'm not even sure about the ten days but MYOB said that was true, so I'll defer to him, he's been doing it longer than me. --50.82.xxx.xx

I've seen Brad's lease and don't recall anything specifically that wold NOT work, but as you say we may be able to optimize it for our state.

I'd recommend buying it and picking out the pieces you like the best. That's basically what I did when starting out: I looked at leases from 2 other land lords and a few local property management companies, took the parts I liked best, and tweaked them. It helps me know that I am fully aware of everything in my lease because I typed up the whole thing myself vs. using a "boiler plate" lease.

If even ONE clause in his lease makes you some good $$$ or saves you headaches, it pays for itself even if you don't use any of the rest. Have your attorney review any newly added clauses before implementing. --173.20.xxx.xxx

I pretty much traded Indiana for missouri on my lease. Worrying about every last detail,imho, is splitting hairs and taking time away from getting the next deal / unit online. Nothing in a lease matters unless you're in front of the judge 99.9% of the time...

However, if you are going to rewrite yours by picking and choosing paragraphs from other leases (like I've done) not only do you need to know what is legal in your state but I believe also just as important is to use common sense, plain language. I used it for the first time this week. There were only a couple of changes I made, but the talking part matches what he has not couple of changes. My new tenant didn't want to listen to it, he just wanted to sign and be on his way. And in thinking about it, it would have been fine to leave it as is. For many years I was a cheap son of gun trying to make things happen for the lowest over all cost. Today I look back and ask myself, where would I be if I didn't have to recreate the wheel?

There are systems that work, use them. I love how every single line in Brad's list is numbered. It is done in that matter so you can reference a specific line item to either your resident or the judge if your resident doesn't want to play well with others.

If LL is about training residents, then LLs need to get trained to use installed systems over and over again. No one single deal has to be a grand slam if you have dozens of them going on at the same time. --72.23.xxx.xx
