Pros & cons of the cheap throw aways versus the more expensive ones you wash.

the really cheap fiberglass vs. the pleated.

In my SFH my tenants recently moved out of I changed the filter every 2 months. I used the pleated ones at first but then switched to the cheaper fiberglass ones and have had no problems. It is funny because these guys were slobs but the filters were going two months easy and I know it was the same filter I put in. If they were smokers or had pets I would use the pleated from Home Depot at about $9 for a pack of three and change every months. I don't want my 5k unit to brake. Don't use too thick of a filter or the unit can't breath and will brake. Hope this helps. --73.120.xx.xxx

I prefer pleated...but towards the lower end of price. For rentals any MERV rating is ok, but in my personal home I use a MERV of 8 or higher. I change about every 2 months...some of my units' filters are filthy after 2 months and some are not...don't think it's the tenants but not sure why some get dirty faster than others....maybe SCFM of the blower unit causes more air exchanges on some units.

Don't know about odor eliminators.

I will tell one story...

I have a 1960s unit with a 2014 furnace. The new tenants moved in 2017 and said the furnace was not working right. I went over there and did not find anything wrong. They said it kept "cutting out"...then restarting on it's own...what I call "short cycling". After some investigation, I found they had put one of those really restrictive allergy filters in without permission (our lease says only I change filters). They said they prefer these. I told them that's probably what's causing the problem...they said I was crazy. I said "I'll tell you what, I'll call a professional HVAC person and if they say the same thing, you will pay for the service call." They agreed, and sure enough the pro said the same thing. They paid the service fee and went back to my standard filters. This was a unit with only one air return...you don't want to restrict them too much. --99.92.xxx.xxx

In my own personal residence, I have used the cheapest filters for about 35 years and the furnace is still doing a great job. We did have to replace the motor once during that time. The longer they are in the more effective they become, so I change the filter every 2-3 months depending on how dirty it is. --155.188.xxx.xx

I use the cheap ones,i buy enough to leave right at the furnace to last a couple years then during heating season I change them or a handyman does when he is there roughly monthly.The most important thing is that they get changed occasionally,a friend of mine owns a heating company and he gets calls regularly for no heat where the problem is that the filter is so dirty no air can get through and it creates an emergency and a bill for a service call --72.231.xxx.xxx

HVAC tech here. Use the cheap ones and change them often. The thick or high MERV filters are only good if your system is actually designed for them...and few are.

I provide my tenants upon move-in with a case of six replacement furnace filters. I sometimes buy the filters with whistles. When the filters get clogged the air passing through the whistle starts to sound off letting them know it's time to change the filter. --47.156.xx.xx

I use the cheapie ones and put two frabreeze sheets on them to circulate that fresh linen smell around. It works alright for a few days. Don't screw up that hack and put the sheets on the wrong side of the filter --72.23.xxx.xx
