They receive 36 months of tuition and living stipend while in school. It won’t be quite enough to live on, generally, but it is close. With two of them, they are more likely to have enough.
If you do a year lease, discuss with them up front how they will pay for the summer rent if they are not in class. Or, they may take a full load over the summer, particularly the first summer.
The funding is usually a little behind, so they need to have move in funds in cash.
Ask if they filled out a FAFSA as well, since they may qualify for added funding. --64.251.xxx.xxx |

Thank you for the responses. One of them said they could get a cosigner and they also said that they have plenty in savings and could verify with bank statement. So I take it 3x rent income means whole house not each person individually? They also have a dog but it is not a service dog. He keeps it in kennel when not at home. Cosigner is out of state and is in Army. --73.120.xx.xxx |

I usually like military for several reasons, but I believe GI bill can transfer to children so it doesn’t necessarily mean the prospective tenant is military. Some landlords do 3x rent for each person and some do it combine. I allow combined income. --24.61.xxx.xx |

If I am pretty confident about the prospect but they don’t meet my criteria (longevity at job, no landlord reference because coming from living at home, etc), I will use a co-signer either in or out of state. To be honest, I do not know if my co-signer forms would actually hold weight in court. For me, it is the in person or phone conversation with the co-signer making sure they understand they are financially responsible. 1 time I used the co-signer to help get them out quickly due to drugs and I simply ended the lease for the sake of the building and not losing good tenants. Most times, I am banking on the tenant feeling responsible to the co-signer and filling the lease. To me, it can be helpful and worthwhile. --24.61.xxx.xx |

That living stipend is equal to E-5 pay so that is alright money. Especially when you double it with two veterans
My bigger concern is that there are two room mates. Having both of them stay on track might be problematic.
The GI is transferable to children,but I believe that is limited to post 9-11 veterans. --72.23.xxx.xx |
