I have a tenant that moved in by himself back in 2017. Our policy is that anyone living in the home 18+ years or older, MUST complete a background check so as with all applicants, we did a background check, credit check and rental history check.

A few years later his wife/girlfriend moves in with a 24 year old daughter.

Should the wife/girlfriend and daughter do a rental application which will include the credit check, background check and rental history check and should we charge them for that?

Yes. Yes.

And give them a short deadline to get it done.

Even if they would not qualify on their own (but nothing dangerous), and the rent is still getting paid by the guy who did - therefore you will let them all live there.

You need al the pertinent information in case you ever need to file against them all for eviction, collection, etc. And add them to the lease as jointly and severally liable. --68.229.xxx.xxx

Although......thinking back.......... when I bought a house with tenants in place who had been there 5-6 years & kept the rent paid:

I did not charge them, but I did collect all the application information.

Three pieces of identification which can photocopied. then run a credit check where can access what you are getting into. Suppose the boyfriend moves out then she fall into rent arrears then will end up evicting. If has poor rental history with low credit score then will find if allow. If things go bad then will need full name spelled property. Over a period of 5 years they may get married or split up. Never allow anyone in without running a credit check. --207.236.xxx.xxx

Had a nice divorced man move into an apartment. He was great. Didn't cause trouble, paid on time, kept the place wonderfully.

Then he got a girlfriend. She was nice, passed all the checks and all was good.

Then her daughter was wanting to move in, with the grandkid.

It's a 2/1 with only 2 parking spaces. Who takes care of the 2 month old kid? I got no solid answers. Told him that she had to fill out an application.

Well, she had a couple felonies for drugs. She had lost the kid and her mother was custodian. She had no job and no car. He was driving her to the methadone clinic.

I DQ'd her. He wasn't happy. I didn't care. Multiple drug related felonies, some of which were still ongoing. I have six units all right there.

Miraculously he found a new place and gave notice.

Moral of the story is run everybody. Never know what you will get stuck with otherwise. --107.147.xx.xx

Most move ins are trouble - YES for apps and screens for the two - Did you increase the rent? What if they fail the screen what will you do?

I just let a tenant go. Good for 4 years - 5th year of tenancy non working BF in and out mostly in. She started breaking the rules mostly because of him. --184.20.xx.xxx

I'm different. I'd have them each fill out an application and then I'd do a criminal background check only because I do want to know what kind of person lives in my place. Your original tenant would remain the only name on the lease and I don't care if the other two pay their bills or not...he has been paying you for 7 years.
