I have 35 units and I find that I have 6 empty ones, which is unusual .I'm told by my manger and real estate agents that my rents are reasonable, even slightly below market. They are nice clean units,

The move outs are saying they are moving back in with their parents or with others,,I'm guessing its the economy,. Anyone else experiencing this? --73.249.xxx.xxx

We are trying to keep our rents UNDER so-called market these days, because "Market" went so far out of range for the average bear. People can't afford $2500-$3000 a month for an average 3/2. On my FB long-term housing group, I see house after house listed for $2500 and up. NICE houses. Sitting. --173.18.xx.xxx

Look at the big picture here which is economic tariff coercion to break another countries economy and break another countries sovereignty independence. 1890 tariffs were put on Canada to break Canadian sovereignty where Canada continued to trade with colonies where the next four years the USA went into a depression worse than recession. Again history is repeating itself. Canada now has international free trade with zero tariffs world wide where now has trade surplus along will become a associate member of European Union. Now in the Us with stagflation wages are not going up along with inflation is where the economy only has one way to go which is downward. The hostile rhetoric along insults towards allies along with told not to trade with is unacceptable. Boycotts of Us products is now worldwide which is effecting Us economy along no one is going to spend money in the Us where sovereignty is not respected. Tariffs along with threatening sovereignty has unified Canadians like never than before where the future is zero military procurement from Us as allies are doing. So build it here with materials which are tariff free. Avoid completely from buying Us. History is repeating itself all over again but much larger as Allies are doing the same. Instead of bringing back manufacturing back to the Us many small and medium business are closing down or going bankrupt. The midterms do not look promising for the Republicans and Donald Trump in November. Again it is about what direction Americans want to go in. It is going to take a year for things to get better if there are changes where in the future it is never going to be like it was before. Border states are well aware what is going on as have access to Canadian media. Again we not against Americans just one man. --216.110.xxx.xxx

I can’t get what’s called market rent out here from people I’m willing to rent to. I had a lot of vacancies last few years but was able to fill them all but as you landlords know once you start updating units it’s a black hole. So it will take a while to recoup the costs. --162.204.xxx.xxx

Canadian landlords are feeling inflation along with lower immigration levels coming to this country. Here it is called the midnight flights where those who came here to be students took full time jobs where a lot of people are being deported. Once the amount of foreign students levels were capped many cities where houses that have been speculated on are losing money where some can be half a million. Those landlords who able to do DIY upgrades or repairs are in better position as only materials are involved. Where can renovate some rental units so when vacancy rates drop than will rent those rental units right away. In the meantime economic difficulties are short term until all votes are in the midterms. The global economy is however in unprecedented territory right now. In a global economy western nations have to be on the same page on environment, defence, trade where stronger together than apart. --216.110.xxx.xxx

I am seeing just the opposite with regards to empty places.

I have a wait list again of sorts. Probably too far out for th4 next scheduled empty to come in, but I have someone who is taking it already.

Sure I got the deadbeat crowd. One ESA freak with a lot of animals, most people didn't read the first line of the ad. But I filled the place with someone who shows gratitude.

It's amazing that I haven't gone bankrupt with all the terrible things my country is doing to Canada. Oh wait, never mind. We are all good down here. --47.227.xx.xxx

You have good luck where I doubt Donald Trump will be there in November as midterms are not doing well for the Republican party. If things keep going the way the are. The Us economy should be booming now where one man has wrecked everything with a obsession to use economic coercion to break a countries economy and sovereignty independence. Inflation without income growth is going to force the Us into a deep depression. This hopefully will be one time in the Us. In future those emergency should be taken away. In crisis with modern communication like internet Congress can act quickly and be decisive in a emergency. Superficially Canadians are like Americans but completely different when it comes to international relations along with how the country is run. In Canada there are two official languages which are French and English where anyone who wants to change that saying get rid of. 20 kilometres of the cost of Newfoundland there are two islands that belong to France not Canada where a 90 minute ferry connects. In mean time is unified Canadians to deal with this threat. There are people who dual citizenship where have Canadian and Us passports where were hassled at border as they can to Us and vote whatever political party they chose. That shows the desperation the Republicans are in. In the world there is global economy where free trade without tariffs is the norm. If a country does not have industrial strategy like green energy, good education and along with container rail transportation it is not going to compete in the free market economy. How can produce aluminium or steel without green energy where both require electricity. Using coal costs more along more people involved. So tariffs are rent control where instead lowering costs it raises costs. In Canada in a province that has no rent control market rent is always lower. Who is going to build a manufacturing plant where costs are higher which makes that uncompetitive. In a business there is focus on reducing costs to make that competitive where automation is the only way to do that. In the end it is going to take decades to rebuild trust. --216.110.xxx.xxx

You do know DJT is not running in November, right Robert? You keep talking as if he will be voted out? His term ends in 2028 and that's it. Not before and not after.

Also, Inflation was far worse a few years ago than it is now. Remember eggs? Remember when eggs were a bazillion dollars each? Headline news? We bought some the other day for $1.24 for a dozen. What about gas? Unless you are in California, gas prices are no big deal at all. Less than a few years ago for sure. A full tank for me is $50 - and give or take a few dollars that's what it has been since I bought the car in 2018.

HOUSING is expensive but no one talks much about the real reason why - they talk about interest rates but honestly, interest rates are no big deal. I paid 15% interest on my first home loan back in 1984, I think it was. 9% was pretty common in the 90's.

It's INSURANCE that is killing housing from what I can see. Insurance and SIZE of houses. They keep building the McMansions no one wants anymore - families are getting smaller not larger. --173.18.xx.xxx

He needs to get his country to stop all the fires before our country decides it is on purpose and we do something about it.

I am going to start a rumor that Trump is going to run in Canada since he can't run again here.

That should start some funny stuff. --47.227.xx.xxx
