Interesting article about Youngstown OH in
the Nyt today.
The former steel giant is becoming a place
that’s easy to call home.
Low COL, low rents and inexpensive
housing.
Crime is improving too.
Anyone have intel on this ?

I had a pro tenant moving here from Youngstown. The vast majority of people moving here from out of state are seeking to get on NYS's very generous welfare system. --172.56.x.xx |

Youngstown has long had a bad reputation. Like Gary, Indiana.
My opinion is if a town has ANY slums in it at all or is in a state that is leaning left, I would not waste the time UNLESS it was just to get a place under contract and then flip the contract with only doing a basic clean out and mow the grass. I'm not wasting time in anyplace that is going downhill. --174.84.xxx.xx |

The Pa Suburb for Youngstown is Sharon. A steel town beyond its prime. Like Youngstown, it's manufacturing shell is only a fraction of what it was. Powerhouse plants like Lordstown used to have a workforce of 27,000 in its prime. Today it makes electric trucks I think.
Youngstown was tops in the country not that long ago on affordability of home ownership. Those manufacturing jobs coupled with low housing prices made that possible so there is opportunity there.
Next to Sharon, is another small commuter town where I used to have a 41 unit at. The cash flow is there, but it isn't for those without thick skin. I would not recommend investing there from afar.
Are you investing in the Shenago Valley in Pa or Youngstown?

The Shenago valley is made up of two sister cities Hermitage and Sharon. Sharon is the center of manufacturing and Hermitage is the center of commerce. Other small towns and cities include Wheatland, Farrell, West Middlesex and Sharpsville.
Of these locations I would recommend investing in Hermitage and Sharpsville, I would tell you steer clear of Farrell outright. Because Farrell is so bad, I would advise you that Sharpville tends to be a closed off town - they don't welcome outsiders well. Then again, after you see Farrell, you will understand. Wanta buy 10 houses for under $75,000 Farrell is the place, but you probably will not get much of that initial investment back ever --50.96.xx.xxx |
