Hello everyone.
i recently placed some rentals in a LLC. My property manager asked me which tax reporting number does she use, the TIN belonging to the LLC or my SSN? The LLC is a pass thru entity. I do not know the correct answer --108.250.xxx.xx |

TIN belonging to the LLC. Payments should also be going to a bank account belonging to the LLC. --149.34.xxx.x |

On form W-9 if you use name of LLC then fein. If you use your personal name ss number.
As Dave said, checks should come in llc name and be deposited in llc account. give them fein. --98.193.xxx.xx |

Interesting.
I've always been told that, since it's a single member LLC, it just passes through to my personal taxes & the tax people have always done it all together using my personal SS#. The only thing I ever used the TIN for was to open the bank account.
Is this another reason I need a new tax preparer? UGH! --72.218.xx.xxx |

How is your LLC taxed? If it is a single-member LLC that is disregarded by the IRS, you will put your SSN on the W-9. If it is a partnership, or if taxed as an s-corp (bad idea for rental property) then you will use the EIN of the entity. The instructions for the W-9 spell this out.
DJ, you are doing it correctly. --98.175.xx.xx |

I had to provide Buildium (property management) with our EINs because we use our biz bank accounts to collect rent. But it all passes through to personal return in the end. --173.18.xx.xxx |

How confusing.
Why do people continue to use these processes instead of keeping it simple? --73.19.xxx.xx |

One of the benefits of an LLC is not exposing my SSN. I seriously doubt PMs secure that information adequately. --23.28.x.xxx |

How is your property manager using the TIN/SSN?
If it given for example to housing office via a resident....there is absolutely no way I am giving my SSN. --50.96.xx.xxx |
