Just thinking based on Zero saying it had been too long to collect on someone...I'm guessing that's a judgment that's aged out.
What if you didn't file for a judgment? How long does a debt owed legally remain a debt owed?
If an old tenant shows up can you either #1 bill him for amounts due or #2 take him to court for a judgment NOW on an old debt because now you know where he lives?
Just a curious question, it's not going to happen. --73.216.xxx.xxx |

In my state there's a 6 year statute of limitations on contractual obligations. --76.117.xxx.xxx |

I believe it is 7 years in my state.A judgment is good for 20 years and attaches to real estate for 10 years but probably state specific to NY also --98.98.xx.xx |

Six years for Indiana if you have not already gone to court, then it is 10. --47.227.xx.xxx |

AI is so tenant-friendly. I asked it about statute of limitations etc and it DID tell me by mistake, thinking I was a tenant, about a SEAL option on a contract which extends the contract liability from 3 years to 10.
But when I said I was LL, it tried to talk me out of it, saying it was unlikely I would have the records to defend a lawsuit if the tenant counter-sued me LOL! I said I always send an accounting and it said I was unlikely to remember things...anyway, there is a way to automatically extended the limit of a contract from 3 to 10 years by using a SEALED signature. I'm diving deeper to figure out if it's worth it. --73.216.xxx.xxx |

Which Ai were you arguing with?
I have only been using Gemini because it is built into my browser. --47.227.xx.xxx |

I guess Gemini, it's whatever is built into Chrome. I've tested it many times: it is tenant-focused, left-wing slanted, pro-illegal immigration and more. --73.216.xxx.xxx |
