Had an applicant who gets paid by YouTube as I guess an influencer or poster. Not sure the correct terminology. Has anybody ever dealt with one of these types of incomes? How did you verify? I didn't know you could even make money doing that. --70.44.xx.xx |

I once checked into content creation and determined that most made only a pittance. It's very rare that someone hits a home run with that. Best way to verify would be 1099s and bank statements, but even that isn't a failsafe. An algorithm change can put successful ones out of business overnight. --23.28.x.xxx |

Handle the same way you would handle any self-employed person. Requiring two to three years of tax returns. --72.0.xxx.xx |

Not everyone has a W-2 job and that's ok. All jobs nowadays require bank statements showing regular deposits, regular payments, etc. Tax returns are important. 1099's are usable. --73.216.xxx.xxx |

To add: Self employed people are almost impossible to garnish. So called self employed hobbyists who largely live off the government will run when you require tax returns. Which is exactly what you want. Self-screening. --64.246.xxx.xx |

As I've noted here many times before, no garnishment in NC. --73.216.xxx.xxx |

The popularity of these types of things rises and falls quickly. So the income could disappear so make sure he has a track record. Check his content yourself. --162.204.xxx.xxx |

No garnishment in NC? That's a shame. --64.246.xxx.xx |

That surprised me as well.
There are four states that do not allow garnishment:
Texas, Pennsylvania, North Carolina and South Carolina.
The exception being if a Federal garnishment comes in they can still get you. Seems off that they do not allow this to happen while the more tenant friendly states still allow it.
I use garnishment as another tool to keep deadbeats in line. --47.227.xx.xxx |

No to self employed because we cannot garnish.
We will only accept self-employment income if it is a supplement To W-2 employment, either by that applicant or The co-applicant.

PS
I've heard there's no real money from YT until a million views, and even then its not exciting.
I attended some online training to set up YT but a lot of the income for the big content producers comes from endorsements and ads.
BTW I pay for YT Premium so it's ad free but creators are now putting ads inside their video.

Look at his bank statements. That will tell you if he is an influencer or a bum. --50.96.xx.xxx |

NC laws seemed designed to encourage a landlord to evict quickly and without drama if it's for non-payment of rent. I've never once seen a judge deny an eviction for non-payment of rent.
I *have* seen them deny or obfuscate or delay for other reasons. THAT part is annoying.
But if you don't pay your rent, you are out. 10 days notice to pay, then two weeks for hearing, then 10 days to appeal (but have to pay what you owe to appeal) then LL obtains Writ of Possession. If you follow the steps quickly you can get someone out in 30 days.
And judges don't like LLs who rack up tons of unpaid late fees then try to evict for that, or tons of unpaid rent either. The laws are designed to evict early and often. --73.216.xxx.xxx |

Since you can't garnish in your state it doesn't make sense to keep building the dollar amounts up.
I can garnish and I still don't want to let it go on and on. Takes forever to collect, even though I do get 8% interest on what is owed. --47.227.xx.xxx |

I ruled them out for another reason. However in PA, garnishment is a joke. Very few are garnishable. The law has to many caveats. --174.219.xx.xxx |
