I do a lot of flips and a lot of cleanouts where we just clean the place out and mow the lawns and sell it needing work.I sell them no appliances and here is why,in my state we use attorneys to represent buyers and sellers and first thing a buyers attorney does is says he wants a guarantee that all appliances work now and a promise they will work on the day of closing, the attorneys can spend a week arguing about junk appliances. so i simply either sell them on facebook cheap to get rid of them and give the money to the crew for pizza for lunch, anything to keep moral up during nasty cleanouts or i add them to the scrap pile that i give away. When i sell a finished flip i put in no appliances, once in awhile i end up giving a credit but if i have any cometition for a place that is the first thing they give up and i dont need to buy them, not to mention i consider appliances like a couch,if you want one go buy one but it shouldnt be my problem and i dont know what color you want or size etc --98.98.xx.xx

Depends on what I’m selling. If it’s a junket,’it might not even have kitchen cabinets. Full flips, I put in appliances. Especially a dishwasher. I don’t like leaking holes in the kitchen. --174.211.xx.xxx

Places here are expensive so generally nice new appliances. But I don’t do many. Just a side gig. --162.204.xxx.xxx

You can get nice looking new full appliance packages for a couple thousand dollars. If I walked into a house with zero appliances I would immediately take a hefty deduction off your asking price. --172.58.xx.xx

You have to look at your target audience.

Private homebuyers want nice and new.

Investors want nice but at a good price. --99.64.xx.xx

Recently sold two properties in Brewtown: C+ to B areas, sold at about $170K to first-time homebuyers.

My RE agent's opinion was that my target market would be scraping just to get their 3% FHA down payment together, and it would make the property more appealing. So we bought decent looking used appliances off of FB. Less than $1000 for all four for one property, plus our time in hauling/installing.

Did it make a difference? We got full-price offers for both, so...maybe? --65.25.xxx.xx

Oreo,

When I sell a remodeled pretty house I put new stainless steel appliances in it to get the Buyer’s attention. Today’s buyers are BROKE and don’t have money to buy appliances.

They are not part of the listing but I use them as a negotiating point, such as when they ask for a discount I can easily knock $2000 off if we remove the appliances.

I just sealed a deal by supplying a used washer and dryer.

I’m selling rentals as Turn key, totally ready for a new resident. Even the new investors Lack imagination and want it done for them. A ready to go Rental is worth several thousand more Than a fixer upper And much easier to market.

On an owner-occupied property, new appliance will get you more wow factor. As we get closer and closer to the top of the marketplace, that wow is more important.

What will another 60 days on the market really cost? --50.96.xx.xxx
