When a tub goes bad (we buy old spaces, it happens) do you replace?

We never do - our places get new showers. In speaking with multiple people over the years, I find that the "younger generation" (younger than me and I'm soon 70) do not bathe, ever. They shower exclusively. I was shocked when I discovered this years ago as I'm a soaker but it seems to be exclusively older women and babies who use the tub. Or dogs. :)

What do you do when a tub needs replacing? --73.216.xxx.xxx

All of mine are SFHs, so I cater to families and install tubs. If I wanted to exclude young children, I'd replace them with showers but I want to keep my client base as big as I can.

I have a jetted tub in our master bathroom and none of us have ever used it. --165.85.xxx.xxx

People with young kids will probably use a bathtub.

I wouldn't know who uses a shower and who uses a bathtub. I'm not sure how that comes up in a conversation.

One of my houses has a big garden soaker tub and I wonder if anyone ever uses that. I won't be paying to take it out, though. It can just sit there taking up room and not being used --76.178.xxx.xxx

I consider the exit plan for SFH's and replace with a tub. A shower would exclude a lot of buyers when I get ready to divest. --99.64.xx.xx

OW, I asked!! I have asked my sister, DILs, granddaughters, friends, etc. I used to ask prospective tenants: do you need a tub? because I just could not believe no one used them anymore! I used to insist to DH that no one will rent a space without a tub.

But now I believe that no one uses their tub except older women - and it's a small age range because you DO get too old to safely climb in and out - and parents of babies and younger kids.

And dog owners who bathe their own animals. --73.216.xxx.xxx

Great question.

The house I am currently working on had a bad tub. Badly cracked fiberglass. I have replaced it with just a shower.

In the past, I had a tenant with a kid, and they did use the tub. That said, I think (strictly guessing) most don't. I usually rent to young folks from college.

I guess this house will be my trial run, and we will see how it goes. --73.19.xxx.xx

I have replaced them in the past.

In all honesty I am considering just swapping with a shower only, especially in my smaller places and apartments.

I have one tenant who has told me for years that he bathes instead of showers. That is an oddity. I shower. I don't want to take the time soaking. Maybe if I needed to take care of a sore back, but otherwise no.

Unfortunately swapping a tub out with a shower might be a little tricky, but probably best for my situation.

I say this even tho I know I have at least three new tubs sitting in storage.

We don't always buy what we should I guess. --47.227.xx.xxx

I replaced a tub in my personal home with a tiled shower for our personal preference, i put tubs back in flips if i pull one out for max sale appeal and an apt is a toss up depending on the goal. --98.98.xx.xx

A tub is a must in a re-sale, it adds value and allows all possible buyers to view. A shower is good for rentals. Less water use and fewer spills over the edge. --47.156.xxx.xx

I was just thinking about this question earlier today as I'm looking to do some improvements in my own home. We typically use showers but I'm considering installing a walk-in tub to accommodate getting older. These walk-in tubs allow you to sit and shower or soak.

For smaller apartments (2 bedrooms and below), showers are fine. For units for families with young children, a tub is preferred by most tenants in my experience. --23.28.x.xxx

Main bath at my house has a tub and a separate shower. Tub is a soaker. Spouse wanted it. I bet it hasn't been used three times in a year.

Once they used it as a containment for the smallest grandpup so he could get washed. It would have been easier in the walk in shower.

Short showers use less water than bathtubs do. But the longer the shower the less water saved. Maybe I need to install smaller water heaters in the apartments where I pay the water?

Of course I won't do that as two people taking a shower one after the other would be a reason for complaints.

We have a gas fired tankless. It is great except for the fact that you can leave the water running forever and it stays hot. I am on a well, but sometimes I think we are going to suck it dry. --47.227.xx.xxx

We just had a gone bad tub resprayed yesterday. We keep the tubs in for resale. Most of my tenants, if not all, shower. In the past a few of the ladies soaked in the tub.

One of my sister in laws takes the babies and young kids in the shower with her.

No conversions for us, even when we built a loft we put a tub sized for a trailer in and one of the tenants soaked in the tub. --216.131.xx.xxx

SFH always tubs

MF it depends on space. If I have space then a tub always as it can be used either was and is okay for everyone. There is no real additional cost as I would need to modify to fit the shower so likely the shower would cost more.

I can see putting showers in studios or 1 bds but mine all have decent sized bathrooms. --162.204.xxx.xxx
