When do you pull the plug on a house? I have a great rental in a beautiful setting that rents quickly. However, the driveway is atrocious. It’s long and steep. I have borough in countless triaxle dump truck loads of modified gravel, added ditches and grading. At least once a year we get a storm that wipes it out. Not sure if it’s worth it to keep fixing it or just sell it because it’s annoying that this point. --24.152.xxx.xx

How much of your profit is going towards maintaining the driveway?

Do you have something else you would rather spend that $ on?

When is the end of the current lease? Will that be a good time to sell? Will it need upgrades first? How much equity do you have in it?

Can you acquire another similar property(with that equity), that cash flows at least as well (minus the driveway maintenance)?

The Hassle factor & frustration level definitely has a value. Only you can calculate whether it is still worth it. Since you are posing this, I suspect you have come to the point where it is no longer worth it.

You say the drive washes out. Could it be that it is a county issue? They have to take care of the ditches. If the ditch doesn't hold the water maybe start there?

I added another culvert to help keep a drive from washing out. The county still needs to take care of the issue as the water flows out to the middle of three yards in the area.

But reducing the backup of water helps and is cheaper than dumping gravel that washes downstream.

Something to consider at least. --47.227.xx.xxx

Can you control the water by directing the flow away from the driveway?

Can you pave it? Easier to clear snow too.

Check out installing geocell or similar. --204.111.xxx.xxx

I read about using old used tires as a base, Lay them flat and fill over them with gravel and road bond. There was an article on doing that to stabilize dirt roads, etc, I think somewhere in North Carolina. Just Google "stabilize dirt roads with used tires" and you can see info on this method. --174.84.xxx.xx

They also take waste asphalt chunks, run them over with truck tires then pour diesel on it, let it dry. Done when its above 90 out. --64.246.xxx.xx

As much as I hate saying it, will curb appeal ever be at 100% on a place like this? Personally, I would love the privacy but the upkeep, especially in the hills and mountains you have, just doesn't make very practical.

But as you were saying this, I was thinking - what do people in places like Montana do? --50.96.xx.xxx

Get crusher run, the chipped asphalt from preparing a road for repaving. It's not much more expensive than gravel, a lot cheaper than paving. Have it put down and graded during summer's hottest, it will melt together and stabilize. Poor man's asphalt.

I was going to put that down at my last house for a new parking section.

The guy at the gravel pit I talked to said it was great, unless we would be walking across it. Then it tracked pretty bad at times, heat dependent, and we would need to be sure we didn't walk thru the house.

I had gravel dumped instead. But only because this section was for a trailer and it meant it would cover the path from the detached garage to the front porch. --47.227.xx.xxx

Have you considered crushed limestone? Every time it gets wet it locks together more into a solid, but somewhat water-permeable surface. Much more economical than concrete but functionally the same. And no black tracked inside! --65.25.xxx.xx
