A tenant just moved in a couple of months ago. I approved two dogs (An American eskimo and a sheltie) when they first moved in. Now they want to move in a third dog (another sheltie). All dogs are small and this is a large 3 bedroom unit. Tenant application was solid, so I'm inclined to approve and charge another pet fee and pet rent.
Thoughts?

People who start collecting pets collect other problems, too, we found. Owning a dog properly is expensive. Owning dogs that need GROOMING is super-expensive, and shelties and huskys require maximum grooming to take care fo them...

This tenant screened very well. They had solid jobs and excellent credit. They're not going to want to negatively impact that. I'm going to think about it, but that's a mitigating factor in my mind. The thing that gives me pause is their short tenure so I don't have a baseline on them. I'm thinking I going to tell them I want to inspect the unit first to see how things are with the current pets and then decide from there. --23.28.x.xxx |

Inspect the residence. If it is clean with no pet damages, I would take the third pet with additional pet charges. This likely increases their length of tenancy. It will be harder for them to move with three dogs than with just two. --68.1.xxx.xxx |

Okay. If you charge $35 more per month than that is $420 for a whole year. How much damage could this animal do at a minimum in a years' time? I don't find the math really adds up for animals ultimately. It barely adds up for the 2 legged ones. --73.19.xxx.xx |

If the place is still in good order I would probably go for it.
Explain that they are not to start raising pups and that you will be making drop in checks on them to be sure they are in compliance. Let them know that it is not a typical number of animals but they seem to be working out so you will give them a chance. I always remind them that my lease states I can boot them for the animal's behavior.
But it sounds like you have already decided to allow the new dog in.

I have a three dog limit, so I would take them as long as they pass the screening and pass the home inspection and the dogs are clean and well mannered.
Be aware that shelties are notorious barkers.
Those two breeds have high grooming needs and the quality of their care would be important to me. I don't want dogs that are not properly taken care of and the dogs must at least minimally trained.
If you take them, make them agree to change the air filters for the heat system more frequently. --76.178.xxx.xxx |
