Just an observation:
Around here the three leading items a resident is looking for are
Size of the place - number of bedrooms
Location of the place compared to work and schools
Price of the place with many folks surprised at what market rents actually are now

Its pretty rare to have a tenant ask about the school district. Either it is not so important or they already know what boundaries they need to remain within.
I don't know if Ray's "priorities" have a hierarchy of importance. As far as I can see any of those will eliminate you from consideration. As will a problem with cleanliness.

Most of our houses are too small for people with kids, so school district is not a thing. PLUS we only have like 2 choices anyway: County #1 and County #2.
Folks that rent our spaces care about pets, price and privacy. Meaning our small spaces attract people who do not need and do not WANT roommates, for the most part. They do not WANT adult kids moving back home. They do not WANT summer visits to the beach. So they rent tiny spaces with their dog or cat and are happy. --73.216.xxx.xxx |

In Los Angeles, residents have a few other top priorities!
Besides the obvious, renters need a reliable means of transportation. Around half can not afford to buy and maintain a vehicle.
This is why when the Redline Subway was in the planning stage, I got a look at the possible station locations, at the planning committee's office. And purchased an apartment building at the 9th Street and Vermont Location. The Beverly Blvd and Vermont location. And the Sunset Vermont Location. I agree with JS: in large cities, parking availability, cost, and security are major considerations for many tenants. Assigned, enclosed, on-site parking is highly preferred; street parking is undesirable, especially in neighborhoods with heavy competition for spaces and strict enforcement of street cleaning rules. --76.81.xxx.xx |

Interesting.
Looking at some of the local Zillow ads, mostly for sale stuff tho, I see more words jumping out.
Things that describe the place in a subjective way.
Beautiful, cozy, quiet, etc.
These buzz words are close to the front, sometimes even in the very beginning of the ad.
Even the clunkers are saying things like: Lots of potential, beauty in the making, diamond in the rough.

In my market they want CHEAP rent which leads to them moving into a bed bug infested, run down unit. At which they immediately start complaining. These residents have never heard the term "you get what you pay for."

I have four ceiling fans I will be replacing in the next week or so.
They are 27 years old. One has a broken speed switch.
I have the replacements, even tho they aren't black. Ha Ha.
I have never charged extra for fans. They make the property more comfortable and then the tenants are happier and stay longer, or at least don't complain as much. --47.227.xx.xxx |

People love having ceiling fans so we have them in most all of our places. A few places have enough of them to advertize as

Just saw this Thought I would throw this into the mix Ours are "B" property with laundry room. We have 2 remodeled with washer/dryer. Fortunately the new apartments around us even though they have washer dryers are significantly higher in rent Apartments.com, which surveyed more than 15,000 U.S. adults planning to rent in November–December 2025. Their February 2026 report says:
Price — #1
Location — #2
Safety & security — #3
Amenities — #4
Size — #5
Number of bedrooms — #6
They also found that 65% won't rent without air conditioning, 64% won't rent without in-unit laundry, and that 97% consider ratings and reviews important --24.22.xx.xxx |
