Do we think the Fed Chief will raise rates anytime soon?
My guess is no, or not much, and only if a serious happening takes place.
But I am not as concerned about the rates as I am the asking prices. In my little part of the world people are still wanting a lot more than the place is worth. It is proven by days on market.
Seems a lot of people decided that they would sell for a huge profit but didn't really take the condition of the property into consideration.
One place I was looking at dropped about 20% and is now pending. No clue what it actually went for. I wanted to toss an insulting offer toward it but was told not to.
The other places are just sitting idle. The time for making offers is finally back.... maybe. --103.103.xx.xx |

I'm also watching my local market closely. I'm seeing slight price cuts and places sitting for awhile. T-bills are returning nearly 4% risk free. Why would anyone sink a bunch of money into overpriced real estate for a COC return less than that? Makes no sense and that fact alone means either income has to rise such that COC return is at least 10% or that price has to drop significantly.
