4 yr tenant moving out. Her 30-day notice said that she is starting her new lease Elsewhere on August 1st. She is moving to the new place as it is 15 minutes from her new job. I did her exit inspection yesterday and there was no way she was ready to move but in New York state you have to give them an exit inspection anyway even though they are not completely out.

Looks like there will be a sizable mess left and the apartment will need to be repainted. She exaggerated how long her commute is from my unit to an hour when it is really more like 40 minutes.

She also let me know that she would not be out by today but would have a moving truck there on Saturday. She has paid her rent on time which is a gold standard in tenant friendly areas, sadly.

I will be hiring out the cleaning in that unit. Would you charge her for the extra day holdover? --172.56.x.xx

One hundred percent I would. Anything I have to pay, they have to pay. I'd charge the maximum per diem allowed by law.

Jason, Didn't take it personally but did find it intriguing that the bright, shiny new object (new apt) has to be held in high esteem and our unit subtley bashed.

I looked at the new apartment photos out of curiosity. Nothing special, no real updates but a more prestigious zip code.

We any tenant give me the mandatory 30 day written notice that they will be moving out, call the tenant and ask to meet them at the rental 2 weeks before their move-out date. I then conduct a Pre-Move Out Inspection, listing all possible deposit deductions. I also give them those 2 weeks to conduct the repairs/cleaning themselves.

My last move out tenant said they would be moving by the 12th and wouldn't pay more rent and that I should apply the deposit to cover the shortage. I told the tenant cleaning and repairs are not cheep and that I'd need every cent of the deposit to work with..

During a pre move out inspection, I made list and took pictures.

One example: when the tenant moved in, the apartment add all new clean carpeting. The carpet in the unit was dirty, not vacuumed regulary and needs a professional shampooing. My charge will be $250. If the tenant wants, they can rent a Rug Doctor shampoo machine from Ralph's for $25 and do it them selves..

Also, Since they say they will be out by the 12th, they can pay only HALF A MONTHS RENT to carry them to the 15th. If not, I hand over a 3 day notice to pay rent or quit, when the time comes. --47.156.xxx.xx

I only rent by the month not by the week and definitely not by the day. All of my rental agreements end at 4:00 PM on the last day of the tenancy. I don't make a huge issue of this as long as they returned their keys before the end of the day. I find that this gives them a little bit of wiggle room to finish getting their stuff. If a tenancy ends on July 31, 2026 & they tenant has not vacated & properly returned the unit to me by midnight of July 31, 2026, I would expect them to pay for the month of August. Even in tenant friendly MA, I've had the housing court agree with this. I've had S8 pay for an additional month if they tenant was still there after the end of the month.

Why shouldn't you be compensated for the use of your property?

I'm curious when she gave her notice of her intention to move did you provide her with a copy of your move out instructions? I've found that doing so helps to lessen issues like this. --71.174.xxx.xxx

My court does everything by 10 in the morning, so that is what I do as well. If an eviction is happening they have until 10 AM. Then the deputy will walk them out.

I never liked saying they had until midnight. I want to be asleep at that point.

Saying this I guess I have not had to press the courts beyond the 10 AM time frame. It seems to be normal for them. --47.227.xx.xxx

Steve, yes. They get a copy of the exit checklist. She left today at 3 pm and signed the Confirmation of Vacating Premises form. My lease says it ends at noon on 7/31.

DH said no cleaning had been preformed either. We will be freshening the unit with new LVP and kitchen cabinets.

I will be charging one days rent X2 and cleaning charges. --64.246.xxx.xx
