I made an online order to be delivered to my home the next day. I had added delivery instructions there were "Supposed" to be printed on the delivery label. The Store had the inventory so their deliver person picked out my order from the stock shelves and put them into a paper bag. The bag wasn't sealed. When the they got to my home, they deposited the merchandise bag in front of my 15 foot wide driveway metal rot iron gate, on perfect view from the street and/or sidewalk.

Someone saw an open grocery bag, confiscated the contents and put the paper bag in the nearby trash bin.

I called Home Depot Online Services and they transferred me to the Pro Desk at my local Home Depot Store. Their phone rang off the hook for 5 or 6 minutes.

I called back the Home Depot Online Service and gave them the riot act. They have refused to follow my delivery instructions. They had refused to resolve my issue and pushed me onto another department who isn't tacking calls.

So I gave the Home Depot customer care assistant a choice. Confirm via the delivery picture the package wasn't sealed and left at my gate, on the sidewalk side. And that their shipping label hadn't told the delivery team where to place it. If I didn't get my full credit, then I'm calling Chase and put a stop to all Home Depot Charger Service Payments. That's a $70 order vs $40,000 credit balance.... I got the credit ASAP!

There are many ins and outs of the real estate rental trade. Years ago people mattered, not anymore in Los Angeles. Government won't help. Judges are forced to side on the City's side or face dismissal.

For over 40 years I knew how to handle things. Whom to contact and who to complain too. Not any more. When large corporations pay campaign contributions to all government heads, I have no chance of getting justice.

I've recalculated my total losses due to corruption and fraud. It now surpassed Two Million Dollars. These amounts I can deduct from profit from the sale of property. So I"m listing a shopping center parcel and with the proceeds, going to make the City pay.. Not money, but in reputation.

Pretty often, things delivered from H. Depot are damaged.

I usually choose to pick them up. I open everything in the store, in front of the customer disservice desk & check for damage before loading it.

Robert, serious question. Why aren't you getting out of that hell hole?

Back in 2004 I went to an AOA seminar with Bruce Norris being the speaker. He talked about how easily mortgage were issued and then later resold as an investment vehicle. That if someone could blow air towards a mirror and it fogged up, a loan would be issued. Later in 2007 the real estate market collapsed and property value tanked due to the mortgage melt down.

So Bruce Norris said back in 2004, sell your WORST properties when a buyer could get a purchase loan without and issues. So I sold "MANY" multi family properties.

Half I sold and Cashed out while others I 1031'd into tax free exchanges.

Back then Federal Long Term Capital Gains Tax maxed out at 15%.

California tax was 9.3%.

Recapture was 25%.

Then after my tax savings and a year or two up the road taxes and brackets increased.

Federal went from 15% to 20%

California went from 9.3% TO 13.3%

Recapture stayed at 25%

But now these was a Medical Tax of 2.9%

And AMT (Adjusted Minimum Tax).

When I tried to do exchanged, I found lots of issues and Fraud.

So instead of doing 50% straight sell and 50% re-invest, It ended up being 35% tax free trades and 65% straight selling.

So one property that I sold for 1 Million Dollars gave me a Net of %650,000 (This was including paying off the mortgage balance).

Had I sold it after the tax revolution, I would have only ended up with $575,000.

Then a few years later when the market tanked, I was able to buy back a better building, in a better area, and younger with better construction for $600,000. Paying Cash.

So now if I sell and pay taxes, all my hard work will net me only 60% cash out.

Not saying that I believe this tripe, but why would a man of your supposed means place an order and have it delivered to your house knowing full and well that you have a gated driveway?

Also, HD doesn't care about your $40k credit balance any more than they do about the $70 you spent in this new BS story.

So, you are saying that you couldn't possibly live on only 60% of your wealth.

I had retired once, to see everything turn to Crap. Politics, the City's corruption, cut the value of my portfolio in half while the cost of living kept on rising.

Tenants could stop paying rent and couldn't be evicted for 4 ears, and still I'd have to pay them around $20,000 in relocation money.

20 Departments from City, County, State and Federal were, and are still, on the take. Including the LAPD and FBI!

One of my Attorney's was detained and told the cold facts. Drop Robert as a client, or his wife would get pictures that would destroy his marriage.

Another Attorney had court standing. He could send 1 attorney per court location and Judges would move thing around to facilitate them. That attorney was told, Drop your campaign to help Robert or loose your business.

The Robert Ramblings can be traced back, many years,

Now the FBI is against him as well?

I guess it couldn't be the CIA as they are not allowed to work withing the borders of the country.

Had a conversation in person about him. Was told he was the real deal. I fear that the information was out of touch.

Then think about coming here for the first time and this is the drivel you read. Kicking a judge in the head does not in any way, shape or form become reality.

If a person is seeking conformation and then is given such but is not satisfied with the answer, perhaps it was not conformation being sought to begin with but rather a search for someone in agreement.

No kool-aid is being drunk here. The fact that the moderator sees no reason to not allow someone's posting says something. There have been a couple of other LL's on here from CA who have said that the problems of CA that Robert J speaks of are true.

I am fairly new here and have read many of what Robert has posted. With my little experience of life out in public as a child, I can decipher what is happening. That would lead me to believe that most, if not all, could do the same, and especially given they are on a LL site.

One thing I have learned over the years is that I should be more open minded. I can learn something from everyone. Perhaps a few things we can learn is that certain areas of CA are not good to invest in. Most of us seem to realize that CA is off the charts in crazy government. Another lesson may be not let things get to the point that money is controlling your life instead of life controlling money, as when enough is never enough. Other lessons have been learned about what some of the laws are in CA, in case a person was to decide to invest there. Most of the other LL's here from CA never discuss the laws there, but a couple have confirmed it. There have also been some creative solutions that were not illegal. Another thing we might learn is that Robert is resilient. How many of us would have given up already?

Jason, that is not what I am saying, but I understand what you are saying. In this particular post, who is whining the most?

On Wednesday August 19th, 2026, the AOA (Apartment Association) will have it's annual Trade Show & Landlording Conference in Hall "C". Jeffrey is often a speaker. At 1:15pm in Area "B" Jeffrey is teaching our local landlords about "Ways to increase income".

Also there will be AOA President Jeff Faller. Attorney Dennis Block. Attorney Michael Brennan. And many other local professionals giving classes, power talks and having around 100 Booth's giving answers to AOA members questions.

If anyone here want to ask Jeffrey to inquire from President Dan Faller, Eviction expert attorney Dennis Block or others -- on some of the subject matter I've touched on, they will confirm that they personally have dealt with a majority of the issued I've spoken about. I've even had Mr Faller, his father the Founder of the AOA and Mr. Block assist me with some of my troubles.

Outsiders from other States can't believe much of what I've talked about. But it's only a short amount of time before other cash strapped City's and County's begin a systematic "taking of Wealth" from their mom and pop landlords.

I don't want anyone to be sorry for me. I only tell of my situations so if any of you have the same issues, you will be prepared to fight.
