Hi fellow LL,

Is the $349 for 30 day premium package of Apartment.com worth it? Below is their advertisement:

Reach more renters with the Apartments.com Network. Fill your vacancies fast with quality leads, delivering more leases and higher conversion rates* than our nearest competitors.

*Rent Dynamics, Jan - Mar 2023

Purchase a 30 day Premium package for $349 to receive these benefits or explore other options with one of our reps!

Frankly it's quite expensive compared to $39 for 30 day premium of Zillow. According to many people here (myself included), Zillow brings in more leads than Apartment.com. Hence I think the $349 is not worth it but want to hear from you guys. Have you tried it? Is it worth it? Thanks. --99.128.xxx.xxx

I called them and got more info. Here it is:

If the property has 4 units or less, it's free to post. Only get posted on apartments.com

If the property has 5 units or more, there are 4 plans

Diamond - most expensive

Platinum - 2nd most expensive

Gold - 3rd most expensive at $199/month

Silver - cheapest plan at $160/month

These are the prices after 20% discount that will end by August. Each one comes with 3 month contract. For example, the total cost of silver plan is $160*3. The higher the plan, the more visibility on their website; better ranking and stay on the top of the search results.

The listing is posted on apartments.com and other 4 websites: homes.com, apartmenthomeliving.com, forrent.com, apartmentfinder.com

I asked about the premium $349/mo. She said it's not a good deal because it's only for 30 days and the listing rank is even below silver plan.

I asked her whether the bulk of the traffic comes from apartments.com? She said yes. Hmm... now I'm tempting to do the free one. I used the free plan a few years ago and not impressed. Only 10% of prospects came from them. The other 90% came from Zillow.

I listed with them one time. I got no relies. There are limited lisings in my area, so mine was on the first page and not buried deep where no one would see it. I draw the conclusion that the tenants in my area do not search there. --76.178.xxx.xxx

Definitely based on location.

I just did a Zillow search in a small town I own in and got 1 hit with apartments and 9 hits with Zillow.

The one on apartments does not show up on Zillow. I know the place as it is down the street form some of mine. It was an old pole barn type warehouse that someone converted into apartments.

So for my area Zillow wins. I do not pay to play with them either, but since it is such a small area I don't have to worry about falling off the first page very often. --47.227.xx.xxx

Oregonwoodsmoke[ID], same here. I tried their them a few years ago and received very few prospects
