Did a search and can't find if it's been discussed. Have a tenant that is a struggling single mom, has asked today, sending me the link for Flex pay. I asked her if paying us twice a month with 10.00 added to each check would be ok? Is Flex cheaper for her? Rent is 650.00 never increased in 3 years, because it is an older singlewide. --47.132.x.xx

It's another invention to make money charging fees and per cent for their service. They help to pay the rent and you pay them back every month. Google it like I did, but I still am leery about connecting my bank info with them so I offered to work with her on splitting the rent but for a little less than a late fee. Thought it might be a win/win for both of us but, crickets. --47.132.x.xx

I agree with 6x6 & ken.

Put her on your own "flex" payment plan.

Paying someone else will just cost her more, add complication & speed up her falling behind.

Like those payday loans or car title loans. They think it looks like a quick fix, but People just dig themselves deeper in debt.

I have heard of this called a pay day plan. So might want to look that up instead of a flex plan I don't care what anyone would call it myself as long as the the outcome becomes the Pay Ray plan --98.17.xx.xx

I have two people right now that pay bi-weekly.

It has worked out well for one. The other still struggles now and again. So much so that she contacts me and asks if she can pay a few days or a week late and will add the full late fee.

I keep allowing it as I almost expect it now. It is like I have increased the rents.

Not that it makes a difference in me renting to them but I think it is more on the husband. He came here straight from the Navy. He has gone thru a few jobs during his stay with me. Maybe he needs the stability, rules and regulations that the armed forces supplies?

Either way they are nice people. They take care of the place and since I almost expect them to be semi-late at least once a month I know what to expect. --47.227.xx.xxx

Slow pay is the path to no pay. This is just going to make her situation worse as the fees grow. In my opinion, you have two options: Charge an increased bi-weekly rent and deal with the eviction delays that will be a result of accepting bi-weekly payments or start to phase her out. It's not going to end well if you go with anything other than the latter.
