This is a post in my local LL/tenant match group:
Hello me and My Fiancé are currently looking for an apartment ASAP. We have a two year and a newborn I have been living in my car for about two months while My Fiancé lives in her mom’s as her mom’s husband does not like me being in the home I make about 5000 a month looking for a two bedroom one bath around 1500.
For me, this reads like a problem but a local real estate agent who manages properties was all over this guy pushing his open vacancy. This place of his been vacant for a month or two and he can't even fill it even though he's fishing at the bottom of the barrel. This is why it takes me so long to fill a place. Folks like this don't get off square one with me. I'm not being especially picky it's just that the pickings are just so slim.

Before Trump put an end to Los Angeles/California handouts to illegals, the Los Angeles Housing Department would offer people in Worse Financial Condition an application to rent a HUD/Section 8 Unit, owned by a private landlord.
The Housing would contact someone that had some Section 8 tenant history and say:
We have a nice couple that is going to rent your vacancy. We will provide 1st Plus a $500 Security (Non-refundable). Housing would guarantee the applicants share of the rent for 6 months. Housing Had Already did a background check and "everything came out okay".
When the landlord requests a copy of the background/credit report, then Housing would say due to credit laws, they couldn't release that information. And Housing, if the landlord refused, would put a "Hold" on the unit so no one else could rent it.
This happened to me with one of my large partnership properties. But in my case the "man/husband" was really an early release jailbird, because of the pandemic, his 12 year sentence was reduced to time served, 14 months. No on disclosed this to me. But when I took a picture during the Section 8 inspection of the family, and a "friend" ran the picture and name thru the FBI data Base, he turned out besides being a jailbird, but also a male child molester.
I refused the applicant and had my partner ( partners son), a lawyer, deal with the City . --47.156.xxx.xx |

Same here. i see the same "ads" for tenancy with my local LL group. It is just recently that I have gotten them to put in a disclaimer on their "ad" stating that the LL group neither endorses nor has vetted these individuals.
I urged the leader to do this when I saw a serial tenant being "advertised" in our LL group email blast.
Here's my theory: In extremely tenant friendly areas, such as NY,CA, IL, etc there are no REASONS to be a high performing renter. Bad tenant behavior is not punished, in fact, it is encouraged and incentivized. Just as businesses are punished in these areas through extremne regulation and taxation, good renters are also punished and they leave for saner states.
The good renters certainly don't want to live next to rowdy, noisy criminal renters who cannot legally be removed, so they move to areas where you can easily whisk a low performing renter to the curb via the laws and court system. --64.246.xxx.xx |

To add, the BLUE states/cities are in a race to the bottom as to who can outlaw private property and private enterprise the fastest (Marxism).
And if you RED states think it will never happen where you live, think again. Canada is even WORSE off.
I think a good 80% of the upcoming generation think that socialism (aka free stuff and lots of gov't regulation) is far superior to capitalism.
The older people who experienced hardship and some who experienced actual communism are dying off everywhere and the younger generations, who by comparison have it quite easy DUE to capitalism with their starbucks and iphones, do NOT see Marxism as a problem. JS, although this guy, whose GF's step-dad doesn't like him (probably for good reasons) and has "forced" him to live in his car, its highly likely he is WAY overstating his income.
See it all the time with young people particularly. They include random commissions/OT. I go by gross income however I look at major expenses as well. The two siblings that I had to flush due to no move in funds or visible savings had overstated their income by about 30%. They were living at home with no living expenses for a good 3 yrs after college and no savings whatsoever.

Think of all the added drama you could deal with because a two year old and a newborn were stuck in a single room with both parents.

Maybe she's working and the parents are a resource? Plus they'll sign as a guarantor and the dude really does have income? My tells are rental history and work history and not stiffing the utilities and cell, cable on the credit report.
