Allegheny County, Pennsylvania, had a significant (35-45 properties in perhaps a two month period) deed fraud case. Unfortunately for him, the fraudster wasn't very smart and was caught already. How the original property owners regain actual ownership of their properties I don't believe has been resolved yet. I'm assuming a court order will be required and, again assuming, that will be a logistical drawn out process.
Apparently a guy, who claims to own 200 rental units, located unencumbered properties in a run down part of town and just drew up deeds to three separate LLCs he opened up. Again, brilliance was not his strong point, as the addresses for the LLCs he filed with the state were his properties. He purchased notary stamps off amazon, forged notary signatures, stamped and mailed the deeds to the court house for recording with money orders. The victim of this fraud will probably have to file a Quiet Title lawsuit against the fraudster to have that fake deed declared void and to confirm the true owner's ownership. This will not be cheap and will likely require bonds to be posted. --71.38.xx.xxx |

Title insurance is about 3 per cent value of property where is one time payment. That means no one can put a mortgage on property or change ownership. Where if own house or rental when selling fraud is avoided. --216.110.xxx.xxx |

I do not believe that title insurance protects the owner for anything that happens after the fact.
