What is the legal way to remove a tenant from your
property in Michigan. Their lease is month to month.
What legal language is used? I suspect that they will not want to move and say that they did not get the notice. How do avoid that problem .
They were a good tenant for a few years, but lately the rent is late, they accumulate a large water bill that is
added to my property taxes. I now have the job of asking for the rent money and water payments.
And the tenant needs to move on it is too much work for me --107.4.x.xxx |

Search engine/AI your state and local laws. You live in a somewhat tenant friendly area so it is best to hire an attorney rather than DIY PARTICULARLY if your rental property is in a mid to large sized city of Michigan.

What does your lease say?
Tenant responsible for water utility? Not paid? Eviction starts after 7 day notice.
Tenant not paying rent? Eviction starts after 7 day notice.
You can also non-renew since they are on MTM. Just give 30 day notice.
You can send snail mail with proof of delivery. If they don't see it coming you can deliver it to them personally, take a pic and go that way. I am sure you can hire a company to do this as well.
During Covid times I had an emergency eviction to do. Only had a couple days notice so I delivered it myself. I stopped in at the local PD, talked to the chief and he had an officer go with me, just in case.
All of this depends on the city you are in as well as what your lease says.
You have decided to get rid of them, so do not back down or allow them to bargain with you. Chances are high that they will do the same again in the near future. --47.227.xx.xxx |

In my state, for a month-to-month tenancy, I can serve a 30 day notice of termination of the tenancy. I would have the Constable serve the papers. That way, there will be no "he said, she said" -- the Constable's word is gold.
After the 30 days is up, if the tenant has not vacated, I have to serve another notice and begin eviction. --71.38.xx.xxx |
