Just had two siblings apply to one of my vacancies who still live at home. Both have relatively good jobs and fair credit scores but the following things occurred which gives pause:
1. on the tour they brought a boyfriend, who frankly, looked like "Lucky" from King of the Hill.
2. One sibling mentioned her 1 yr old Rotty/Husky mix and immediately said it classified as an ESA
3. They have been out of college and in the working world for 3 years with no rent payments to their parents. Their "savings" are less than 1K combined, no move in funds and they spend according to their bank statements CONSTANTLY
4. Their paystubs show they take PTO almost every other week. One of them has seemingly never worked a whole 40 hours and is in a PTO deficit of minus 40!
5. Their mother is not going to co-sign for them.
Sad to say they are the CREAM of the crop so far with evictees and criminals applying en masse.

Not my first pick!
I had two sisters rent a unit in my Koratown 8 unit back in 1997. One had a job almost going on 1 year and her sister just finished community college, working as a waitress. I rented them a unit. That building I purchased was half empty so I wasn't too picky back then. My mistake
One sister worked the Street for quick money. The second sister's boyfriend, moved-in and sold drugs from the apartment.

Seriously, if that is the best applicant you get for your property, there is something very wrong - the condition, the location, the advertising - something.
There is no shame in saying " hey, I tried investing in and working at this type of rental, but it's not working, so it's time to do something different".
That's just learning from experience & being wise. It's what I ended up doing with my rooming house. It was worth a shot, but not worth the headaches. --72.218.xx.xxx |

DJ, it's the location. rural rust belt town, only employers are Big Med, local gov't and Wallyworld. Well established slumlords renting to the dregs that are coming from mid sized ghetto cities which flank this town. --64.246.xxx.xx |

I flushed them when they started to "bargain and barter" with me aka thought that waving 6 months of upfront rent cash in my face would work; after all I'm a greeeeeeeeeeeedy, eeeeeeevil landlady.
The phenomenon is real with young first time renters living at home. They have relied heavily on mommmy and daddykins to pay all their living expeneses whilst spending like fiends.

Mapleaf, I'm in the same boat. My cream of the crop is something like that lately. The huge red flat is their mother wouldn't co-sign. Moms know their kids best. She knows that her children would have problems paying and prefers to not make it her problem. I would say no to them as other LL suggested. --99.128.xxx.xxx |

Easier than filing eviction on your kid. Especially when they all gather together for holidays and such.
