What minimum credit score do you require for rental applicants, and what class of rental is it?

Do you ever approve an applicant below that score when other factors are strong, such as income, rental history, landlord references, or a larger security deposit? --75.60.xxx.xxx

For my single family homes, 740+

For my prime apartments, 720+

For my Hood Low Class Area's, 690 + --47.156.xxx.xx

I don't use a specific score, but study the contents of the credit report. I believe that is better information than just the number.

You certainly can make exceptions, when justified. Just have it explained in your pre-determined, written criteria for that property. --72.218.xx.xxx

With sold rental and employment history for all.

In my experience though the folks that have the second two are usually over 700. So my normal applicant is a 720+ with solid employment. --162.204.xxx.xxx
