Does anyone point out in your advertising that you are looking for long term stable residents? with tenants turning into lifetime tenants and not just for a fw years till they buy a house i am wondering if i should start pushing the idea that this is owned by a professional landlord who intends to keep the place long term as a rental to appeal to a stable tenant who wants a place long term as opposed to having to move every couple years because they keep moving into places that keep getting sold. --98.98.xx.xx |

The majority of my long term tenants did not plan to be long term tenants.
Seems they always have plans to move up to home ownership, or to move back into home ownership.
Fortunately they stay put.
Renting to more young couples now, which has me concerned about quicker vacancies. When you get someone who has a good plan of action they seem to follow thru more often.

When I have tried stuff like that, I get every knucklehead stating they are glad I asked for that because that is them (whether it is or not). It might work if you put that you want a long-term tenant which will be evaluated based on the length of their last residence. No. Even though I overwhelmingly prefer long term tenants (5+ years), advertising to suggest that is risky. Too many "testers" try to sniff out things like that. I get info from tenants and could make a good guess on whether they would stay long term in my rentals. Generally people over 40 yo move less often than the younger ones. --99.128.xxx.xxx |
