It's about mobile homes. Mobile homes attached to the land can be financed if manufacturer date is after 1975 or newer. So they are buying older mobile homes on private land. Scraping the home. Pulling in a new mobile home and reselling to end buyer. Pat may consider doing it herself. I am researching options to exit my property with aging mobile homes or presenting to a seller this option in the presentation on the mls. --172.56.xxx.xx

Maybe in areas with high end values. A brand new mobile around here is maybe 100K with 4 bedroom models costing more. Add in some extras like needing a larger pad for it to sit on, also that pad will need to be either all concrete or a complete foundation. Also you will likely need to modify whatever driveway is there. Also most older mobiles that are tear downs are either 2 or 3 bedroom models and a 4 bedroom models requires a completely new septic system. Also, the wells on these old models are usually pit wells with 2 inch diameter wells and new codes require a 4 inch well with no pit. Add in removal fees, dumpsters, new landscaping. Also, some of these older homes are full of asbestos and lead paint.

Now a single older home in the country in an area that's gotten expensive, bought from someone that does not know these things and just wants to dump the place, it has a chance of working.

Modern manufactured homes can look very nice. Likely buyers seem to be the younger people who can't afford regular 400K places anymore. Being in the country looks like it might help if there are not a lot of other old run down homes around it.

This is a 1995, needed a lot of TLC, was like brand new when we bought it for 7,500.00 back in 2010. We rented to 3 different other people for about 5 or so years before this disaster. Since it was in place and had porches built on, we bit the bullet and just redid it. it looks nice again, just have to be careful going forward. --47.132.x.xx

The examples they shared were single wides. Three bed 2 bath new homes for $72k plus delivery and set up... after the old home is scraped. I can see it working in high cost of living areas. With good schools. Where folks still want to live in a mobile home. Not everyone know how or wants too. I like Pat(va) already own this property. Im seeking an exit. Planning and zoning is not allowing any new hones to be pulled in. But im grandfathered in and if I pull or scrap an old mobile home then I have 90 days to pull in a new one or forever loose that option. Good school. Jobs. Income. But im funding it hard to rent the mobile homes. Houses are appreciating quickly but not so sure they would pay same or more for mobile home. Perhaps one of those students would buy me out and I'll sell them that dream...? Or maybe I can make that kind of profit? Just found it interesting. --172.56.xxx.xxx

#1 Check into AMAZON homes or similar. NOT considered Mobile Homes.

#2 Get a permit to build an ADU: here, a mobile cannot be an ADU but a stick-built SHED can if done to code with proper permits. Then demolish the old mobile. --73.216.xxx.xxx
