My nephew is moving to Charlotte and looking to rent a house with two other friends, all college graduates. Two have jobs but nephew is still lookingt. Two parents are very financially stable and willing to co-sign, and they're good kids. They're having a hard time finding a house to rent. They could put down the double security deposit, pay multiple months of rent in advance, etc. But don't seem to be making it through anybody's prescreening. Any suggestions? --172.59.xxx.xxx |

If you did not know them, would they make it through your screening? Just curious.
I don't rent to anyone without a job. I don't take co-signers so financially stable parents mean nothing especially if they were out of state. Legally I can't take more than my usual security deposit, and paying months in advance is not enticement to me as we just expect the rent to be paid anyway. --73.216.xxx.xxx |

Three tenants, two of which have good jobs?
If that is all it was I would take the chance, as long as my lease said they were all financially responsible for the entire rent.
I do not allow partial payments. I have a couple that take turns paying rent and utilities. I am never bothered with it because the rent gets put in every month no matter what. If one can't make the rent they are all in trouble. --47.227.xx.xxx |

What I told my sister was that I wouldn't rent to them (assuming they were strangers). I would be afraid that twenty-something young men wouldn't know how to clean a toilet, would throw lots of parties, would be an unstable group, and just generally high risk. I would only consider it in a class-C neighborhood if I had a hard time finding a qualified renter. So they're going to have a hard time finding a place! --108.201.xxx.xxx |

Perhaps have them present Rent Resumes somewhere in the process if possible. The Resume should be professional, as if searching for position in the workforce. What they would need to convey in the Resume should demonstrate responsibility, respect, good communication, integrity, that you follow rules, etc These traits can be conveyed by listing charity work, community involvement, church involvement, leader or member of an organization, etc.
I read this was successful for someone who used this approach.
It could be attached to an application, or handed to the Rental Office for any openings they have or know of openings elsewhere.

Can he show a good reference from past employer(s), or a good balance in a bank account?
I try not to hold their age against them, if they can show responsibility elsewhere, if it's their first rental.
I will take someone with a new job that provides sufficient income, as long as they have enough in savings to get started & hold over until they get paid. However, not unemployed. --72.218.xx.xxx |
