State Specific Question About: TENNESSEE (TN)

How long should I wait to lower the rent if I am unable to find a qualified tenant? I've had several inquiries, but most did not qualify. It's been 9 days and the inquiries have virtually stopped. The house is in a prime location with top notch schools. --98.96.xxx.xx

Check at hospitals, colleges, schools and govt offices to see if you can post on their boards as well as any local property mgmt companies/real estate offices.

Just posting on craigs list, Zillow and Facebook may not work as well. --174.84.xxx.xx

Consider, perhaps, instead of lowering the rent, lower the move-in costs.

Good screening & regular maintenance may mitigate the need for a large deposit.

Or offer a "special" like pay for a U-haul for a day, or....a percentage discount on the second month's rent or......a new Range, etc.

A few hundred now vs losing thousands over the course of their whole tenancy because of reduced rent.

I’ve seen new buildings here offer free amenities including a free month of rent. They are nice but expensive anyway. You could consider that but I would say that I don’t get many inquiries and most don’t qualify in the first week. I don’t lower the rent. I know it’s already very reasonable. --162.204.xxx.xxx

As JS stated, you are priced alright, you just need to incentive the behavior you want.

We will reimburse your credit check fee when you sign a one-year lease - is a much cheaper way to get qualified folks to perform.

If I’m confident in my number, I list it at that. If it doesn’t rent, every 3 weeks I drop until rented. This is an eternal debate in this forum. Not sure what will work for you, but what I do has worked for me multiple times. --24.152.xxx.xx

After three months of that same situation. I removed my ads for two weeks. Took new pictures with themes. Ai staged the kitchen living room and bedroom. And raised the rent $50¡ yes raised the rent. Now I'm getting about three inquiries a day. Few applications out there. Fingers crossed. Three showings tomorrow. More praying. It's certainly a strange market. (Was rented gor $925. I lowered as low as $750... no action. Now $975!) Try it
