I have used chatgpt/grok, etc in the past casually. I believe they are now cracking down on free use. It's not unlimited and you have to keep changing browsers/clearing cache to continue to get more "free" AI.

I went to a site called "use.ai" and for $1 plus tax you can try out just about all the AI "brands" there are.

I used a venmo acct to pay and then cancelled after the week b/c I wanted to use it particularly for staged furniture photos for the 2 vacancies that I have coming up.

I'm not sure if it is the time of the year--they say all the good people move in summer--I'm finding that is not true in my market. All the evictoids are being jettisoned and are stubbornly trying to battering ram their way into a tour (nope--prequal stops them usually on several other undesirable renter traits)

WITH AI staged photos, I'm actually getting much FEWER responses. The applicants believe the ads are "scams" AKA the photos look so great it is "too good to be true" in this C class hood.

What have you experienced?

I had not considered the pics being too good as a problem.

Do you have it labeled as staged and include the actual room as well, like plenty does?

Plan for me is to test the waters and stage the living room when (if) I ever get done with my current rehab.

I appreciate their comments about looking like a scam, but EVERYTHING looks like a scam these days.

These might be a few Negative Nancys" because right now our traffic is down. It's that time of season. Our schools start in 2 weeks so families have hunkered down, spending money on back to school stuff.

And it seems everyone is blaming the heat for anything late, etc.

Through the years I have taken pics of the best decorated units/rooms for each rental. My ads showed the rooms empty and ready to move in and then decorated to give an idea how it could look with furniture.
