I have been listening to both Mike and Jeffery for decades. Jeffery has went as far as even modeling his Property Manager Shirts. After hearing them tell me to over and over again to separate myself further from the properties - I finally followed what they said.

I picked up three Polo's and three other Property Manager T Shirts. As investors we are so proud of our properties.......and we should be happy with what we are doing to our neighborhoods. But claiming ownership isn't always that wise. Mike Butler goes as far as telling us to claim that he only helps the manager. He will plead with a resident that he doesn't want lose his job so please cooperate.

In the past, I had Shirts made up when I had the 41-unit place. They didn't ID me as the manager of the place. Perhaps knowing the fate of that building, I really should have. Deescalation of friction might have saved me so much time, effort, and aggravation. Strange thing about time - you never get it back.

I am lucky to have business cards and a wimpy website.

Sometimes it takes a minute for things to sink in.

What do the T-shirts say? Just property manager?

Pride can sometime get in the way of getting a mission accomplished. Say you have a tenant who is impacted by the economy and bounced a check or didn't pay via ACH. It happens when the economy stalls.

We can come across as the high and mighty, all knowing and rich property owners (basically the entitled jerks we screen out) .......or we can make ourselves more relatable.

A shirt that simply says property manager, does indeed drops us down a peg. We suddenly become viewed as only COG in a vast machine - that is relatable. For some this isn't a good fit. Guess what happens if as the high and might owners we elect not to pay property taxes? We learn how small of a COG we really are as the government steals from us.

Where 6er does make a valid point - does anyone want to hear from the government that they are higher and mightier than us? If the answer is No - then maybe a more humble approach might work for those individuals

Since I still do the majority of my own work I have a lot of tee shirts that are, shall we say, used looking.

If I get close to paint, grout, spray foam or just plain old dirt I am guaranteed to be covered in it.

I have two stacks of tee shirts. One for when I am not doing any of the above and one, which is much larger, for when I am doing any of that kind of work.

I have ruined many a button up because I started doing something and switched to a dirty job.

Started carrying old shirts in the truck, just in case.

But I promise to only wear Ray's advertisement polo when I am on a fancy task.

In the past I have tried presenting myself as the manager and not the owner. But in the multi units word gets around pretty fast. Even in the SFHs since most of my people drop the money at the credit union.

Same with DH, Zero, on getting stuff on himself on the regular. So I have just started replacing his work T-shirts with 5-packs of black and navy Hanes 100% cotton shirts from Amazon on a regular basis in a TALL to eliminate plumber's crack.

If I know I will be around someone I do not wear the bad stuff.

Like today, I was grouting and knew I would make a mess of myself. I ran out of grout with a whopping 8 square feet to go.

But, I did not come into contact with any tenants... wait, I did talk to a tenant's father who was there to let the dog out for a break.

Ray, I was fooling. I would not wear that shirt even though I might think it.

Some of my best warn clothes zero, make me look homeless.

I need to get another property and turn that CF into a clothing allowance.

Yesterday I went in to my empty to work. I looked at my nice, new Tee and promptly took it off. I put on an old one I had there and then got grout all over it.

Headed out to paint a little today.

Taking two shirts with me. One to wear inside the building, the other to work in.

Got in trouble the other day because a new pair of pants now have paint specks on them.
