Here's a summary of the article, as I know a lot of people don't read past a few minutes, but if you're in the management of real estate in any form, this is valid. Use the tools to improve your ops so you can grow your income. My observation is that the small guys won't be able to compete unless they are extremely efficient operators.

Property management has long been an "accidental" profession; most operators fell into it rather than trained for it, since almost no universities offer degrees in operating real estate versus buying it. That's changing fast. Private equity is pouring billions into operating platforms (Alpine Investors alone targets 300,000 units), multifamily deliveries topped a million units in 2023-2024 alone, and AI is stripping out the administrative grunt work that made the job unappealing.

The conventional fear is that AI eliminates property management jobs. The article argues the opposite: AI-forward operators already run 50 to 200 units per employee versus the traditional 100, but a December 2025 AppFolio/IREM survey found 90% of owners expect AI to complement roles, not cut them. Freed from paperwork, elite managers are becoming real asset managers, delivering capital expenditure reports, proactive tax grievances, insurance claims management, and even refinance/disposition timing that owners never got before.

The bigger implication: with cap rate compression harder to find, operational excellence, not deal flow or capital access, is becoming the real source of competitive advantage in real estate. The firms that win won't be the ones with the best buildings; they'll be the ones with the best people running them
