I am considering paying off 3 of my smaller loans with one of my paid off properties. The total amount of rents generated from those 3 rentals is 2,900 minus payments of 1,900,This lender doesn't escrow. The total balance on these properties is 142,543. I currently have a paid off property valued at 175,000. I am considering speaking to my lender to get a loan off that paid off property to pay off those small loans. I was using a mortgage calculator and even with a rate of 7.75 my payment would be around 1,200 or so roughly. I would increase my monthly cash flow. Plus I would have 3 paid off properties to use as leverage if needed.Am I missing something with my calculations. Has anyone done something similar before? It sounds like a great idea, to me. Especially with the lower payment / increased cash flow.
You can make a property look encumbered - less appealing to someone who wants to sue you - by getting a HELOC on its equity. You don't need to actually take any money out, but it is very handy if you ever do need some fast, for an emergency. --72.218.xx.xxx |

My rule on this is that debt is great during the growth part of your life. You can use the banks money and favorable tax treatment to acquire more property. And make more money. At some point you don’t want more.

Unless the interest rate is lower, the only way you are walking away with a lower payment is to extend the length of the loan. If that's the case, you will be paying more interest over a longer period of time. What you gain in short-term cash flow, you lose in longer term net worth. If you are having to pay loan origination fees, then it makes it even worse.
If you will be paying a lower interest rate then it may makes sense. If not, save that idea until you need to redeploy the equity into a new acquisition and then you can cash-out refinance. --99.64.xx.xx |

Should you pay off loans for some of your rentals? It all depends on how you hold title. If the house is in your name. Then I could get, for a fee, someone to forget your signature and have the selling papers notarized. You show up to pick up deliquescent rent and find a new owner living there. It could take 1 year and $50,000 to evict the so called new owner and get your property back. That's if you have insurance.
So do you have a living trust? You and your spouse on the title owner ship papers. Do you have asset protection?

We are down to only one local bank that does HELOCs around here. The work around on the HELOCs from the bank does do HELOCs, get a loan modification on the commercial loans.
House is worth $200,000 with a $30,000 balance, so instead getting a new loan on the place - you get another $50,000 or 100,000 added to the principal without all the closing cost. The problem is you have to employee the money right away to make it cost effective.
Because there is so much equity in the system, money isn't working as hard as it should. It is sad as I don't see much change in the near future. --173.188.xx.xxx |

It sounds like you are most concerned about cashflow so it might make sense for you to consolidate the debt. Understand you are giving up a certain level of asset protection in doing so.
Asset protection is one of those strange topics, where you never need it, until you need it badly. Sorta like a gun in the household. You will probably never need it, but when you do- you need it now.
You can get lulled into a false sense of security too. On a site like this having two places for example might not seem like much. But in your neighborhood, do the majority of people have more than one house? That makes us get perceived as being UBER rich. We are far from being uber anything except in debt. Being in debt and having debt work for you isn't a bad thing, providing the properties are clearly cash flowing. Inflation can work both ways - making your assets more valuable while devaluing your long-term fixed debt. I don't expect to see the economy to make any sudden changes anytime soon. My credit union will give me a HELOC up to 90% LTV, counting 75% of the rent as income. I do personally guarantee it.
I can also get one on a house that is not free & clear - it's based on the equity.
I do NOT need to draw on it. If I did, I just pay it right back the next day.
I've used them to make quick, cash purchases, improvements & repairs.
Pay it off as fast as I can (no 30 years of interest) and then use it again.

To follow up on DJ post. Last place I made an offer on, I made three offers on the place. A cash offer, a bank financing offer and a cash offer. You never really know what the true motivation is on seller.
My cash offer is typically only about $8,000 less than my bank financing number. It cost me about $5,500 to do a second closing if I pay cash, so I want to make an extra $2,500. Why three offers? If I was going to get a major construction job done, I would want multiple quotes. If one contractor would give me three quotes - that sends out a clear message. DJ- The Business Development Officer sent me an email pretty fast.
I responded that I would contact her in the morning and gave a little more info as to what I was interested in.
Her reply included her cell in case I was on a jobsite and wanted to text.
She says that she can help with what I need so that is promising.
All depends on what the terms are. The rate isn't as important since it should be for fast money only. But if they need to keep inspecting the property or they want to charge me as much as a mortgage costs I am not interested.
Thanks again for planting the seed in my thick head. They didn't do HELOCs before so I am happy that I reached out.

I would either go for the new loan if the sum of the 3 loans is $1900 and the new loan payment is $1200. That saves $700 a month. That is significant.
Or I'd aggressively pay off the one with the highest interest rate, then the second, and then the last one.

I will call the lady today and see what the rules and such are for the HELOC. Seems that it could be easier and maybe a bit faster than a hard money guy.

Got the information from my CU about the HELOCs.
Same rate as a 30 year fixed mortgage, non OO.
Still have to get the appraisal, so same cost.
Closing costs are the same or a little higher.
Only lasts for 24 months, then you have to reapply. Not sure what all the costs and hoop jumping that entails.
If I needed the money I would just do a cash out refi. Sure, once I got the HELOC set up I would have access to the money when I wanted it, but all the up front costs for something I might not use doesn't sit right with me. --195.242.xxx.xxx |

To me, this is first a math test problem. I'd write down (I like a yellow tablet) the details of all four loans in four columns and amortize everything. Bottom line will show what is the best monetarily. Then, work those numbers into your life situation/goals.
