I know Brad loves DSTs. But he has never given out a list of different categories of Real Estate Trust that you can invest in. These trust are typically 20 M to 100M in size and have a theme for the fund. Here are some common ones:

Hospitality

industrial

self storage

student housing

diversified

private equity

office

US and International

MFH

Medical

retail

STNL

Build for rent - MFH

Built for rent -SFH

Senior living

land

NNN

NN

Sustainable real estate

data centers

impatient

mix use

Most investments have either a $50,000 or $100,000 minimum investment for accredited investors. So these are a bad thing if you have a spare $50,000 left over while doing a 1031 exchange. Some investments also allow non-recourse lending to you since these are in trust.

Hope this helps you out. You can buy a small slice of a large data center for example.

When I was looking and considering risk tolerance I posed the property type question to the DST dealer. The response I received was that in general it would make sense to look at it as if you were purchasing that property type outright. I was going that anyway but it was nice to hear from the dealer. I purchased MF in metro areas that are growing because it felt more safe.

I would like to hear longer term experiences/results from people with more DST types. --162.204.xxx.xxx

The real issues are TAXES and 1031 Exchanges. With the limited timeline dealing with a 45 day identification required on a Max of 3 possible up-tick properties, we relay on an over zellist Agent/Broker to deliver a property as stated. But most sellers get jealous when the learn we are buying their property with "profits", thinking it's like free money.

So our first two listed up-tick's never come thru. So instead of paying taxes, we fall back on our DST, TIC or other shared investment.

I sold a million dollar property and diversified my $1,000,000 plus into 4 (Four) TIC's. Tenancy in Common. 1 had a 4 year holding period. #2 had a 2 to 5 year holding period. #3 could be sold at any time. And #4 was based on completion and sell of a bankrupted shopping development. --47.156.xxx.xx

I think you meant to say these are NOT a bad thing - if you have $50,000 left over inside a 1031 you can use it to buy a "share" of a DST.

True they prefer more but it's doable. I did one for $70k.

We can use any amount to the penny, it does not have to be round numbers.

In the case of my recent Amazon warehouses I could add more money into the same DST during another 1031.

Tip: we can only make one payout from a 1031 but it can be to multiple properties or a DST.

Tip: Timing is important because the good ones sell out quickly.

So far my 5 DST purchases are

1. a group of commercial properties across the country that include a Hobby Lobby, Dollar general, Sprouts Grocery, Dollar Tree, Home Depot. I like the diversity inside the DST and I understand these businesses.

2.3.Similar groups of commercial props.

4. 5. Warehouses rented to Amazon. Safe to assume Amazon will be around a while!

Personally I do not like the idea of one apt complex, nursing home, or one office building. Too easy for things to go sour.

My next DST is a group of hospitals which includes a kidney dialysis center, geriatric center, memory care - lotsa diabetic people getting older!

It's not for everyone in every situation but has been the answer to MY desire to downsize while keeping cash flow and NOT paying the IRS.
