Our unit is almost ready. I'm glad I invested in the cabinet drawers and replaced missing tall cabinet door. Guy came in at 429.00 for all, had told us 500.00!
He did a great job of matching cheap trailer cabinets and it looks quite a bit nicer. I sent out a flier to 3 realtors I know and one called me today saying she has a guy that might rent it until he buys something. I told her maybe we can work out a deal on this one, it has a house on it too. Need to get rid of some of these ones that are farther out.
What do you do about mail in the box, including letter from us with accounting. I say take it to the post office, tell them she was evicted on June 1, please don't put anymore of her mail in our box?

re: mail, I bought a "not at this address" stamp which I use. I collect mail, stamp it, and take it to the post office. We also have green cards that say "vacant". I get stacks of them from the post office. When I have a turnover, I write the address on the correct line and leave the green vacant card in the mailbox. It's a visual cue to the carrier that sometimes works, sometimes doesn't. The theory is, they reject all mail that is addressed to that house until the new tenants come in with the "vacant" card and their names written on it. Then (in theory) only their mail gets delivered. It doesn't really work that smoothly in reality, but maybe it does in other areas. --172.59.xxx.xxx |

The green cards seem to work around here if you can get them and they have the same delivery person. New guys seem to stuff the boxes, sometimes with the wrong mail.
Sometimes I write on the mail and leave it for pick up. Sometimes I just drop it in a blue box or in at the post office if I was going there anyhow.
Most of the mail seems to be junk mail. Those get trashed at the post office. Some request the return, which has been pre-paid.
After a while they either stop sending mail in that person's name or it gets accidentally lost in transit to the post office.
I am not wanting to do favors for the person that caused an eviction.
Now I have been known to write the new address on mail that seemed to be a collections type thing. That always makes me smile a little, as long as I am already collecting so I am first in line.

Traditional mailboxes one can rubber band or zip tie the door closed so no more mail can go into it. If you write NoLonger At this Address Return to Sender and put it back in the box with the flag up they postmaster will retrieve it and insert a green card for vacancy. --172.56.xxx.xx |

Pat,
Quick and easy is to remove the mailbox temporarily. You can sell a home without a mailbox.
The carrier SHOULD mark that address in their computer as NO RECEPTACLE.
Their mail will be returned without you touching it.
I agree with plenty - keep the one from you as evidence. I hold it up by the mailbox and take a photo as proof it was there.
I don't like the green tag because it is a flag visible from the street ALERTING bad guys the house is vacant. They look for these and unused trash cans.
I mark the first class mail MOVED for pickup because somebody said its illegal to tamper with mail. I'm copying Deanna's rubber stamp idea! for a red 'MOVED' stamp.
