At the convention, it was mentioned to use AI to stage photos with furnishings. I have tried this out with a subscription on chatgpt (seven day trial for $1 plus local tax)

I can't remember if we should use a disclaimer stating suggested furnishings generated by AI. I had to go back to work so I'm not sure if I jotted this down or not.

Anyone else have this jotted down?

You don't need a subscription, both Chat and Gemini will do it for free. I've used both and usually just put "Staged" in the description, but I don't specify by what means. There's no reason to really, especially if you aren't renting furnished. --165.85.xxx.xxx

Jason, there was a limit of two photos per browser brand on the free version. I have about 3 browsers that I use routinely and I needed more than 6 photos. I didn't think 1.08 was that bad for unlimited use for 7 days though. --72.0.xxx.xx

I have seen a couple staged photos that I was not impressed with simply because they added things like a ceiling fan.

To me, I think staging is fine as long as you admit to it, but putting things in that the tenant would not bring kind of crosses a line.

I mean if you did that you might as well change the wall colors, the floor coverings and the actual layout of the building.

But I have seen some good ones that were created for free. Actually the last one I saw was one that Jason had done. --47.227.xx.xxx

I have used virtual staging on over rental 98 homes. The rooms looks FANTASTIC. I was paying $10 per room and had to wait 24 hours. For each home I did the Living room, primary bedroom, and a child's room or two.

You can now get it done in SECONDS for $1 a room. Several websites available.

Realtor statistics show the real staging in homes brings in higher dollars and faster sales.

Propsects have no imagination. We must SHOW THEM where to put a sofa and tv.

ONLINE is your first and lasting impression so you have 4 seconds to capture their attention before they "swipe" you away.

Online photos are getting better by the day and propsects' expectations are higher. LLs MUST have FANTASTIC photos, not just GOOD photos.

Empty rooms look like orphans and do not draw interest.

To sell, my realtor shows both the empty and staged rooms.

If someone tours the empty home and says "Where's the furniture?" it's the same as if someone had moved out. SOme use a small watermark "Virtually staged" but I don't see why it makes a difference.

I follow Katie Spaniak on YouTube. Her slogan is

FAKE IT (by making the rooms look their best, not how you actually live in them with your junk and ratty old couch),

TAKE IT (take great photos to inspire interest), and

MAKE IT (Make the money by attracting that better buyer).

Also, the cool, modern , hip furniture virtual stagers use looks way better than the prospects' used stuff so it inspires them that your home will help them move up.

Momma picks the home because she wants a nicer home than what she has now. She lingers and dreams at Home Goods and appliance stores.

I can specify traditional, modern, farmhouse, contemporary, mid-century...

Do you get prof taken photos and then do the staging on those?

I think maybe the wrong address was given as those pics are horrid.

Unless you are the before pics. I do not see Brad selling something in that condition these days.

Although I do like the pretty patterns of burned dust above the baseboard heaters and the patina look on the one white wall from the mildew outside.

I know at least one local guy that would rent that place out as it shows in the pictures. Sadly he would get it rented in a day. --47.227.xx.xxx
