I give them a list of pre qual questions and I can send them an application link , but they are hesitant to complete an application for an apartment they havent seen.It is advised not to give out your phone number. I dont use marketplace, i have in my area several garage sale sites on facebook i use to get rid of stuff at jobsites and advertise i buy houses. not sure how well that would work for you but worth a try maybe, also we have a couple sites designed just for landlords and tenants looking to find a good match --98.98.xx.xx

There's no one way that works. The last time around I was successful getting a tenant from Zillow which almost never happens. I've had success from Facebook and Turbotenant previously as well. For all of them I use a canned message with a link to my prescreening form. Zillow and Turbotenant do have their own pre-screeners and if those are complete I use those as well to schedule showings. I also alternate between open houses and doing pre-screening only. This last time around I stuck with the latter. For me there's been no one single theme of what works. --23.28.x.xxx

I have an app on my computer called atext and one on my android phone called texpand. So I just respond with hitting a couple of letters and it posts a link to a webpage where I have a pre-application with some information that emails to me. I base whether to show on their response. Saves so much time! For example: I type show. and it pops up a weblink htop ://www.myrentsite.com/request-your-showing.html which is a short form for them to fill out.
