The City of Los Angeles, broken and unable to fill pot holes in a timely manner, have only 70% of street light operating and relies on fraud against landlords since their fountain of wealth, Federal Government Support of Illegals, dried up with Trumps wisdom!
The City made up Violations against one of my many properties. Each time I've complied and had it inspected, months later I got notices that I never completed the work. The Judge, General Manager and other played this game.
Since I did all of the work and the City's phony records showed nothing was done, the city put this Property in REAP and had tenant pay they my rents, then put into escrow.
I finally got the Senor Inspector to come out and issued a COMPLETED PASS ON ALL ITEMS/Violations.
So I called the City to release the help rents and the clerk (Person in charge) could NOT FIND MY Property OR Case Number. None of the funds paid to the City by my tenants made it to the Trust Account. Instead it went into the pockets of politicians.

I want to sell. I gave pocket listings to some hot agents I know and got low balled, with a list of wanted upgrades. So I am raising rents by the allowable amount (3%) and giving things a face lift. Hard to find sympathy when all you do is complain about CA, but you do nothing to change your situation. Folks are leaving CA in droves because of taxes and some of the other political happenings. I sold all of my CA properties about 15 years ago. Unlike Robert J, I was not any sh!t lists and was not being targeted by any public officials, but things were hard enough.
I even sold the condo I used to keep as my L.A. home; now I have to pack a suitcase and get a hotel room. --71.38.xx.xxx |

Back in 2005, I attended a seminar by Bruce Norris. He and his news letter, always on the money, told us to sell our "worst" properties before the mortgage debacle tanks the market.
So I took his advice and sold Half of my smaller apartment buildings and a few single family homes.
I took Half of those proceeds and 1031'd into other than residential housing to save on TAXES. The other half I pocked the sales proceeds and paid taxes.
Since I took accounting in school and know about taxes, I saw that Long Term Capital Gains was going to go up. Federal and State. Fed from 15 to 20% max. State of CA from 9.3 to 13.3%.
Also coming was the affordable care tax of 2.9%. And AMT, adjusted minimal tax. So I saved myself around 12% in taxes by selling in 2004, 2005 and 2006.
Then in 2009 and 2011, at the bottom of the market cycle, I could by back what I sold, or the equivalent, for a steep discount. --47.156.xxx.xx |
