the property is a 3 bedroom 1 bath single family house. Tenant, single male, has 3 dogs.
I think this is too many.
Any opinions? Is 3 too many?
How should this be handled?

Three Dogs! Did you know that certain breads of dogs and also aging ones have SERIOUS MEDICAL NEEDS. Unless your applicant is Retired to give around the clock care, has a huge income and/or trust fund, a saving portfolio in the Hundreds of Thousands-- it does not make good financial sense to rent to a person as described.
I have had tenants, older single female's with also three dogs each. Half the time when give a "work" assignment, they could take it due to dog issues. My rental was always stinking of wet dog smell. And the dogs (elder) took a dump and or pee inside the rental. It cost me over $5,000 in dog repairs after they moved out. And the dogs weren't bad, just sickly. --47.156.xxx.xx |

I have a three dog limit, adults dogs only, no other animals, and there is a list of breeds I do not allow.
Dogs have to pass an interview before they are accepted. I check their temperament, their manners, and their grooming.
If they are well behaved, nice manners, and they are kept clean and brushed, then the owner can manage three dogs.
Most pets of tenants have no training. Some are kept clean some are not, and I've encountered several with iffy temperaments. So I have to meet the dogs before I decide. --76.178.xxx.xxx |

I probably should come back to clarify: I accept up to three nice dogs, but all my units are 3 bed 2 bath houses in nice neighborhoods and every house has a large fenced yard, fenced with a 6 foot tall fence, and hey all have hard surface flooring.
It would be very different in any sort of multi-unit or in a small pace or if the yard was small or unfenced, or only a low fence --76.178.xxx.xxx |

I question the decision making of a tenant who thinks having 3 dogs is a good idea as a renter.
