Hi. I have a STR which is rented out to medical
Staff. On 6/30, I ask the potential to provide DL, proof of employment, sup’visor’s # and an emergency contact #. She hasn’t.
She broke down her move in costs and sent payments via Zelle 3 x week. She provided the last payment today but still hasn’t provided the required documents. Today is the deadline. If I don’t get the info, I’m going to Zelle all her money back with an explanation and look elsewhere? Am I too harsh? With medical staff, do you all require anything? I did get a credit check etc. Her score is 670. This doesn’t matter much because others paid well with this same score. Thanks! --76.36.xx.xxx |

Apparently, you told her she could have the apartment. You have to tell them that you can not make a decision until you get the required paperwork.

I don't really know what you should do now, but ..... with my mid-term folk/medical workers, submitting ID, proof of income as part of the application. If it's not provided, everything ends there.
Emergency contact is in my Rental agreement. If they didn't fully complete & sign that, then things end there.
In your case,AL, it is a holiday weekend. They may truly be occupied with something else. Do you have a signed rental contract? I hope not, if you don't have proof of employment/income! Are you in the application phase? When is the date of possession? Perhaps they will send it tomorrow, when they get back to normal schedule. Why is today the deadline? --72.218.xx.xxx |

Looking back at your post, if she has paid move-in funds, then you "must" already have an agreement(?)
I'm confused. Why would these things not be part of your application?

Send back the funds via check with a letter stating "this is an unauthorized deposit." No way would LTR or STR without the applicant's vital info. An open invitation to a pro tenant aka squatter. --172.56.x.xx |

I generally do not accept money until all my requirements are met and the agreement is signed. After that point they get a bill for the move-in funds and they respond to that. It sounds like you agreed to accept payments before getting the complete information. If so you'll need to correct your process. I would probably send her a message saying that you need the additional information otherwise you'll return the funds. Put the ball in her court and see if she responds. No signed contract. My initial letter provided the move in cost and the required documents. She moves in on 7/13. She opted to send in the move in funds in increments with the last payment done yesterday. I reminded her of the balance owed on 7/2 and again requested the documents. She only sent in the balance due yesterday. Yes, I am going to have to send her the money back. The move in letter asked for everything by 7/5.
So, just to be clear. Even though this is a medical staffer, you all still require DL, proof of employment and emergence contact? One friend says she doesn't. I don't see why not. Thanks --76.36.xx.xxx |

Until I have a signed lease in hand with all of the move-in money in the bank (cleared funds), I KEEP ON SHOWING THE PROPERTY.
I was ordered by the City to rent a unit to a section 8 applicant. It takes the applicant around 90 days to submit a simple completed document with supporting details. That would take anyone not receiving free money (Rent) around 2 days to perform.
Then it takes Section 8 around 45 days to process the application.
So in the meantime, I keep on showing the rental, get applications. Run background check, prepare a lease and rent to someone else.
The City of Los Angeles too me to court. I had rented out an apartment that was already taken. When the Judge asked me to explain, I did.
I gave an application to a Section 8 want-a-be. I provided a Fax Number, Email Address and my office address. The applicant took over 2 months before forwarding me the documents. When I called Section 8, the applicant never completed the required paperwork and had NOT been approved yet. If I waited, I'd have an empty unit for 5 months. --47.156.xxx.xx |

You keep saying that the tenant knew those documents were required, and yet the tenant knew how to get rent money to you and the tenant has a move-in date. So from the tenant's point of view and also for me, sitting way over here, you have approved that tenant before you had all the information you needed to accept the application.
You don't have proof of employment or an employment contact number, so you do not even know for a fact that she has a job as medical staff.
And from her point of view she has already been approved, paid rent, and has a move-in date, so she is done and can't be bothered to provide more information after she has already been accepted. Yes, not very cooperative, but a lot of tenants are so lazy and disorganized that they need to be forced to be cooperative and you have already approved her so you have lost your leverage. --76.178.xxx.xxx |
