Had a lady contact me about our trashed unit we are working on, said guy worked with her husband. He is a truck driver. I sent him an application he requested by email. He filled it out and sent it back to me. I googled the address and made sure the phone numbers came back to same owner. I have had this happen twice in last year, person says don't contact their landlord unless I am going to rent to them!!?
How in the Sam heck do you know if you want to rent to them if they won't let you contact their landlord? In the first place, the application says you are giving me permission to check the info and the 2nd place, I know a little more than to do that.
I'm a little concerned because there was a DUI in 2017, he's 35 now but only on job for a year and there was a domestic disturbance call at this address back in February, so nope. --47.132.x.xx |

I hear people say that they worry they will get kicked out if their current LL knows they are looking.
Never understood that. I want my people to be happy where they live, if they find something more suitable then good for them.
The only thing that makes sense is if the current LL says wow they are terrible.
DUI in 2017, meh, maybe. DV in Feb of this year? Probably gonna pass, unless extenuating circumstances. --47.227.xx.xxx |

Either 1) He's afraid the current landlord will tell the truth about what a bad tenant he is or 2) He's waiting until the last minute to tell his landlord he wants to move.
1) the current landlord may also be glad to find out he wants to move & lie to you, saying he is a great tenant.
That is why the current landlord is much less important than contacting the previous landlord.

Contacting their landlord is an automatic part of our application process. I've had a few just lately try to circumvent by putting their own email as contact, and then claiming they don't know their LL's when asked about it. Just Tim- That's where I was heading about extenuating circumstances.
I know people get called on for DV and it just didn't happen. That is very unfortunate. I also know I can see if they were the plaintiff or the defendant in most court cases.
The problem with the false accusation is if they are still in the relationship where it was first reported.
I don't want that drama.
Same as when you see sex case against someone. Sure, they might have been innocent, but am I going to put them in an area where I have five other families on a hunch?
What happens if it was a DV case and they do it again? Too soon for me. Small town atmosphere and all that.
Circumstances can make a difference, in my opinion.
I just added a guy to a lease who has an eviction. He told me up front about an illness with hospitalization. He lost his car as well as his rental and by the looks of things his job too.
Has a good paying job now with a year and a half under his belt. I took the chance on him, even tho evictions are a no-go typically. --47.227.xx.xxx |

Does it matter? If he wasn't violent, he is in some sort of relationship with a person who is violent, and whoever that person is, they will still be involved with them after they move into your unit and they will still be violent. --76.178.xxx.xxx |
