State Specific Question About: TENNESSEE (TN)
I put all new flooring and had all interior painted in my rental and i thought i was ready to list it. However, I found that a few of the floor tiles in front of the fireplace were damaged and my floor guys left off the surrounding trim. Should I go ahead and list the house anyway? The pictures are going to reflect the minor work that needs done ( Which my handyman will be fixing). Or should i wait until he is done with it and then list it? I thought about listing it now and putting a notation in the description letting potential renters know about it and that the repair will be made shortly. --50.116.xx.xxx |

Something little like that I would list it. But I would be positive that it would be fixed asap and that there was nothing else that had been left off.
I would not allow tenants to move in until it was 100% done. I think that sets a precedent that I am not comfortable with. Especially if there is a chance that you have to file on them. They can how pictures of the defect and tell the judge you didn't have a nice place. --47.227.xx.xxx |

Take off the pic showing defect and list. Then have it fixed while you do your prescreening, collecting names to schedule for a showing. If it isn't fixed when you show, you should know by when it will be fixed and can tell viewers.
In Wisconsin, if someone is to move in before a repair is made, we are required to put in writing a date when it will be repaired. I would suggest as ZERO. have it done before someone moves in; do not allow viewers to take pics at showing. --216.131.xx.xxx |

I have a walk thru page on my lease.
