For those of us who live in areas where screening is practically outlawed, we need to find insidious ways to screen ever harder.

One technique I'm starting to use is on the prequal ask what banking app they use. There are certain financial apps that are designed for users with poor money management skills.

I think you can guess which one I'm talking about. I ask a multi choice question: Which financial app do you use the most: venmo, paypal, cash app, zelle.

So far I see a pattern with the usual DQs and a certain financial app they use.

I'm a heavy user of cash app both for receiving and paying money. I noticed Zillow now has an option where the applicant can link their bank account details directly to the Zillow application. From what I can see it's like a bank feed of the bank transactions to help you verify their income. I'm hoping turbotenant starts the same. --23.28.x.xxx

I used to ask what bank account they had. Checking? Savings?

I would use that as a measure of fiscal responsibility - especially if they "can't" open one.

Rather than those apps I might be more concerned about those where the paycheck goes to a prepaid "credit" card instead of a "real" bank or credit union.

I use Zelle all the time, to collect move-in $ and return security deposits. I'm dealing with folks coming from and going a great distance, though. --72.218.xx.xxx

I wish, I could keep up with what is a good app vs a bad one. I see multiple adds for apps that allow for cash advances.

From a practical standpoint, I haven't ever needed them, personally. Professionally, I have my leads pull their own credit reports using a vendor that I choose and have that report sent directly to me.

Landlord doesn't charge any fees at all, nor do I make any money off telling that probable non-qual to apply or not. If they apply, great. If they don't - even better --173.188.xx.xx

Credit card required to apply. Don't know how they pay deposit or rent but it's online so not cash. One tenant made the mistake of charging her deposit and was shocked by how much a 2.99% fee is on that much money... --173.18.xx.xxx

I use PayPal pretty extensively. Does that indicate I am a poor money manager?

I prefer to use PayPal over giving my credit card information to a bunch of small online places. Amazon is one thing, Temu is a completely other thing. I like Temu but I am not hooking them directly into my credit card.

I have one tenant who pays rent with Zelle, so I am a Zelle user. Does that make me a poor money manager?

But mostly, I do not use financial apps. Is that what makes me a poor money manager?

Although I can see where a landlord must do something in areas where they are not allowed use a credit report. Me, I think what I would do would be to sell up and move elsewhere. --76.178.xxx.xxx

Zero, I do not use apps for rent payments. That said, I did start using Venmo to collect for app fees as most don't have cash. However, I do not use it otherwise. In fact, I keep the app turned off on my phone until I need it for application fees. It was actually an out of state tenant applying that walked me through how to get Venmo. After the basics, I set it up myself. I still don't know how to use it well, partly because it keeps changing, as with most tech, and mainly because I don't use it much. I do not like a lot of technology. I try to keep things simple. For rent, I have them take it to the bank. Besides that, our rents are higher here than they could make in one payment, as far as I understand. Another thing, unless something has changed, don't those app services issue a 1099 for anything over $600? How do you deal with that when you are already paying tax on the income on schedule E? If you already declared the funds it doesn't matter that you got a 1099, because you already declared the funds.

Now if you don't declare the money to save on your taxes that is between you and your conscience.

As far as them sending a 1099 for the deposit, I still do not declare my deposits as income so I would ignore it as I have my money trail already.

Not throwing shade as the majority of my tenants pay directly to the credit union. I actually prefer that as it is instantly in my account, there are no 1099s to deal with, and they have their name automatically added to the deposit.

But the last tenant I put in paid me up front with Venmo and set up an account with Innago for his future payments. He is now living within a couple miles at most from the credit union but he prefers to do it all electronically.

Yes, he is younger. I actually remember when his mother was pregnant with him. Man I am getting old. --47.227.xx.xxx

I'm all in on electronic payments of rent but I limit it to two methods; cash app and QuickBooks EFT. I have a couple of stragglers at the rooming house who pay cash. I have a secure cash box set up for them. I mainly use cash app for the rooming house tenants and QuickBooks EFT for everyone else. Regardless of how they pay I bill everyone via QuickBooks.

I like QB eft because it makes it really easy to both bill tenants and track my receivables. I can also set up autopay similar to clear now. The money arrives in my account in a day.

I'm probably going to need to move away from it though because it takes an accounting background to use it and I'm looking for something that's a bit more generic that anyone can step into. --23.28.x.xxx
