the majority of my flips are painted light grey and they sell in days. if not light gray then they are a light brown. my wife picks all the colors. everyone says they dont like grey but it must be acceptable because we never get any complaints about the color --38.248.xx.xx

I never liked the SW greys, too dark for me. We use "Universal Grey" which is very light. With bright white woodwork. Works for us.

Beige reminds me of smoking and nicotine, and people ALWAYS ask if they can paint, every listing at least one asked sometimes more...with grey, they've never asked. Not once. --173.18.xx.xxx

Step one: don't be a "guy" and say "It's good enough. I've used it for years and *I* like it". YOU are not the renter.

My casual observation is that as money gets tighter the prospects are getting pickier.

Gray is OUT! Prospects are tired of it. Your home will be DATED. Realtors are calling it "Millennial Gray" due to it's popularity with Millennials (and BRAD20,000!) and advise against it.

This includes gray (Driftwood) flooring.

Cool tones have cycled out. Warm comfort tones are in.

Zillow just posted an article with sample colors analyzing which colors in which rooms ADD to the selling price.

Their stats are not about what are popular sellers, rather their Ai grabs the colors in listings and matches them to sales prices in similar homes.

"Buyers may offer an estimated $2,277 more [for Turkish Coffee] than they would for a white room." Based on ONE room!

Pale Sage SW Liveable Green

Pale Smokey Blue SW Tradewind

Brown to calm a bedroom SW Turkish Coffee, but ONLY in the primary bedroom. We use white trim to keep it looking fresh, not muddy.

Kitchen cabinets: SW Peppercorn (a high dollar designer also picked this locally)

Blonde oak flooring (NOT golden oak!)

My favorite gray has been SW Light French Gray - SW 0055 with white trim. It's been a nice clean neutral color.

I just used it to paint a turn over because Brad didn't share his paint color. If it sits on the market for months it is all Brad's fault.

Ok I just looked at these colors

Turkish Coffee - no no no way too dark. Sorry Brad I am not using that color

SW Peppercorn - I wouldn't use that on walls. Like you say cabinets might be OK. Probably hides dirt and grease well.

SW Tradewind - I could see painting bedrooms that color. It's kind of like the Light French Gray but with more blue.

SW Liveable Green - not sure. I'd have to see it in person. It's a beige green.

The Sherwin Williams site is calling Khaki SW 6150 their 2026 color of the year. It's a beige neutral. I'd use that before just about all the others.

But I like the two lighter colors better

6148 Wool Skein and 6149 Relaxed Khaki

I may do one accent wall in a living room a different color, but I’m not painting different rooms different colors. I don’t care what the latest paint guru says. It doesn’t fit into streamlined landlord management very well. Grays may be out, but I still have places rented with paint that I was using before switching to gray. So, essentially they were profitability rented through the entire gray phase without being updated. Once Repose drops from the list, I’ll update to the trendy neutral color. --24.152.xxx.xx

Another thing that you have to factor in too, which is probably bigger than whatever the modern paint color is, what’s your ROI on repainting a unit just because the color trend changes? If you’re repainting a 2 to 3 bedroom house, you’re looking at $1500-$3500. Especially the folks that hire everything out. How much more are you going to get a month? $50? Not really worth it if you ask me. I say as long as everything is clean and functioning and it doesn’t look like it’s from the 70s, rent it out. You send them a rent increase in 12 months and you’re ahead of the game. --24.152.xxx.xx

I am so behind the times that I recently started painting walls with Agreeable Grey.

I like it. When I had a tenant look in the door and see it they asked about their place being painted that color.

Stuck with it a while as there was a BOGO sale (two of them actually) and I have I think 30 gallons left.

Semi-gloss white for the trim, doors and closets and flat white on the ceilings.

This way I get to use all of the paint in the can. When there is some left over I put it in storage and use it first on the next place.

I still have some of the ugly antique white for when I just want a fast touch up.

Also have a lot of other colors from when I got crazy at a sale that was all mistints. Said I would keep them for flips, but I either need to do more flips or I need to donate some more paint. --47.227.xx.xxx

yeah I don't care what Realtors are saying because I'm not selling or what designers are saying because they are mostly whack jobs writing online articles to make a buck.

For me it is "what rents with least hassle?" And since we moved to Universal Grey, no one asks to paint, and many (many) say "WOW this is the nicest place we've looked at..." and that is all paint and flooring (Khaki Oak Allure) and white appliances. --173.18.xx.xxx

The last we've painted are SW greys. One much lighter than the other. Fingers crossed, the house sells. Realtor actually recommended it. Indiana is behind the coasts in everything. Mix a little bit of brown into that gray bucket to get the popular tint.

My experience: the homes we paint with warm neutrals are selling to the first person that walks in the door for full price and full price plus.

Just had 2 3 way bidding wars on these warm tone homes.

And don't forget all the LLs here who criticized my advice a few years ago to use Repose Gray - "Too sad", "too cold", "too institutional"...

Color preferences change. WE must change with it.

Difference also might be sale vs. rent. Sale needs absolutely neutral, because all their money is going to buy - repainting not in the budget just yet.

Tenants want clean and fresh - I'm not sure they care about actual color as much as no nicotine smell, no dirt, no holes, etc. Also doesn't clash with their stuff. --173.18.xx.xxx

Brad, I don't want to deal with the mistint problems that happen when you start adding colors to the bucket.

I want it to be easily matched.

Up here in my part of the state I guess we are far enough behind all you fancy designers that the grey I just switched to is working fabulously.

Also I am not selling this place.... yet. That will probably be decades down the road.

The spouse decided all the colors in our PR. They are way out there. But she likes them so it is all good with me.

Zero, we agree about the mistint. We buy "off the rack" and the color can always be reproduced.

I played that game. Found a lady that bought an entire truckload of SW mistints.

I thought I hit the jackpot. I bought a lot. Earth tones, greys and light tans.

I still have maybe two places with some of those colors in there. But I just started painting over them at turns because just a little extra saved back never seemed to be enough.

Still have my antique white and now my agreeable grey. The rest I gift to people who want to paint their own places. Takes up too much room. I have the same problem with stains now. I don't need multiple gallons.
