I had a very nice chair in one of my rentals.
Very nicely made wood chair. I put a new seat cover on it.
Tenant moved out and I found it with the legs broken and in pieces on the floor
I have a feeling he might have leaned back on it and it broke, but I have no proof.
He never let me know, never mentioned it. I just found it after he moved out.
I have had it for a while. It’s not a new chair, but it was very nice. Wondered how much to charge. Any thoughts?
I might have felt differently if he had let me know, however, it was just there, busted on the floor.

Is there a security deposit? Can the exact chair be replaced? If yes to both charge out of the security deposit.

Yes, there is a security deposit. This place was rented furnished.
I think what bothered me more was the fact that he just left it broken on the floor and never mentioned it.
I will definitely charge him, but not sure how much. I’ve had the chair for a little while. Not new or expensive, but it was used as an office chair and now I have to replace it. --68.184.xx.xx |

Legally you can't charge for a brand new replacement chair. He broke a used chair. Used furniture has little value. I'd charge him like fifty bucks to give him middle finger for not reporting the broken chair and apologizing for it. --172.56.xx.xx |

If you’re renting furnished, don’t have an emotional attachment to the furniture you leave. Nobody cares that you put a cushion on it. Charge for the replacement. I don’t even care if it’s used or not. It sounds like it’s an unfurnished place with a chair you left. Once the tenant pays to replace, take it out of there. --24.152.xxx.xx |

The apartment is furnished. I do that because I rent to a lot of graduate students who come from different countries and move here with absolutely nothing so it’s nice that they have a furnished place to move in to.
This isn’t about that the chair was special or not or if I put a new seat cover on it, the fact that it was a chair and it got completely broken.
It would be like any other item that was in an apartment that you supplied that got broken and were not made aware of it before the tenant moved out.
He will definitely be charged for it, I still have to figure out how much that would be, but it’s still damage, definitely not wear and tear.

He might have leaned back on it and broken it? Sorry but if a chair can be broken by leaning back on it, it is nowhere near being sturdy enough to be in a rental or anyplace else that a tenant can touch it.
If the legs are off, you can usually glue them back in place with wood glue. If the leg has been snapped in half, then the chair is a goner, and I suggest that you buy an extra sturdy used chair and bill for the cost of the used chair. Get something plain so it won't be stolen and something really stout so it won't break easily.
And while you are picking out the chair, also make sure it is easy to clean. --76.178.xxx.xxx |
