What is the website to have tenants screen pets? If so what is the one that you recommend? --172.58.xxx.xx |

If you do a search here you will see a few places that people use.
You will also read about how some of these places do not, in fact, do the checks that they claim they do.
I screen the tenants. Then, once they pass, I screen the pets by visiting their current house and meeting them face to face.
If Fido is going to growl at me or try and take a bite the tenant to be is no longer in the running.
Same goes for walking into the place and smelling that they own an animal. I remember a year ago walking into an apartment where two cats lived. Had I not seen the cats I would not have known they lived there.
Last time I was in my place I still couldn't tell that they had animals. It is a wonderful feeling. --47.227.xx.xxx |

Tony,
*I* am our pet screener.
We have 67 animals at this time with ZERO problems or damage BECAUSE we checked them before allowing them into our homes.
The required 2 Minute In Home Visit screens the human's housekeeping and the animal(s).
Without this you are simply crossing your fingers and HOPING things go well.
There is no written vet record or online service that can tell you if the animal will not damage your property.
Now to screen out Service Animal fakers, try www.PetScreening.com. Free to the LL.
We LOVE pets!

No online pet screening service is going to be sending someone around to check the pets. All they do is ask the tenant and whatever the tenant says is what they go on. --76.178.xxx.xxx |

I have written tests prepared by Animal experts for the pet owners to answer. Just because someone had a dog when they were 12, doesn't mean they took care of it -- that's what parents are for.
When I was taken to Housing Court in Los Angeles for not allowing someone to have a certified comfort animal, I made the General Manager, City Attorney, Applicant look like idiots. None of them could answer half of my questions right.
I explained that if any of them wanted to "foster" a child, Child Protective Services would conduct an interview and site inspection. No different with dogs.
The neighbors of the applicants current apartment showed up in court with video of the applicants dog being left at home for hours, while the family worked and was in school. The dog were left in the year with no shade and water ran out. All the dogs would due is poop and bark.
So i brought to court a stuffed robot dog that wouldn't stop barking. The judge had the stuffed dog removed and thrown in the trash. Proved my point. --47.156.xxx.xx |

We use Petscreening.com. Not to actually screen the animals as we are pet friendly, but they DO have to 'register' them there, describe them, upload photo and vet records. No biggie, just one more step I don't have to do. --73.216.xxx.xxx |
