As in previous years multiple aspects of the land-lording puzzle have been addressed. It is all so easy to just sweep these topics under the rug while doing day to day task. For those of you who did invest their time here, we were exposed to various ideas and concepts.

After all, no one ever needs asset protection, that is until you need asset protect. Advanced concepts that combine asset protection, legacy planning and estate planning. Seeing nine other ways to reduce taxes when you sell was timely. My next closing is on Wednesday. Without doing anything at all, we will take a $42,000 hit. In my eyes, that is real money.

One of the biggest takeaways, has been the importance of having a common vision in your business operations. After all how often do you talk about vision in the middle of your day to day events? Today we will consideration various of calling it quits. It is so easy to buy places, but how often do you consider putting together a final game.

Great that you are learning and having a good time.

Realize tho that some of us felt that the trip was not in their best interests. Not because of a financial decision either.

This year's convention focused on the biggest mistakes that landlords make. As always, I learned a lot and I think this year's convention was one of the best I've attended.

The first speaker was inspiring us to review how we market our rentals and the tone and quality of our advertising. It was also good to hear from Bill Bronchick regarding the best way to protect your assets. The session on AI was very intriguing and is inspiring me to try it more in various ways.

As always it was great to catch up with other landlords, especially those who post here on this Q&A forum. In my opinion, the best sessions were the evening round tables where you could sit and discuss various topics such as general landlording, triple net leases, ender strategies, etc. Also, the time with other landlords at various meals allowed you time to discuss and learn from each other.

I now need to send an email to another landlord/Q&A poster so we can discuss our various pre-qualification questions.

With all due respect, I believe GKARL stated that very well.

Not everyone can or does learn in the same fashion either. Humans by nature have differences. Some are obvious and some are not. A lot of other differences can matter as well. It's one thing to spend thousands of dollars and days of time every year when you have plenty of it and many income streams, but it's another when you don't. Or there may be other reasons or factors, who knows. I have learned more from this forum that Jeffrey and family have also done a good job at creating and from the many wise LL's on it then I have ever gotten from one of the conventions, and I thank you all. I am not saying that Jeffery and family don't do a good job with the conventions, because they do, but I want less sales and more of Jeffrey's teaching. Jeffrey is a good teacher. I actually wish that he posted on this forum more often. I could be wrong, but I believe he created this forum for all of us to learn from each other, to include him, but the teacher is missing. The kids are running the classroom. They are smart and gracious kids, but we still need a teacher in the class. We do have some substitute teachers that come in to teach some and it is nice to learn from them as well.

Of the 12 speakers, only three or four had major courses to sell this go around. With round tables, panel discuss group projects and offline networking, most learning methods were covered.

What the convention can't change? The law of relevance. If you honestly believe an attorney telling you 1/3 of all Americans will get sued and that Landlords are typically easy targets does impact you, then you do nothing.

If you think you are paying the right amount of taxes, then having an enrolled agent tell you five techniques to reduce that tax bite, doesn't matter. Heck if you are not considering yourself an ender or time to call it quits, it doesn't matter - just enjoy paying that silent partner.

We even had a PhD talking about how to make your portfolio that much more valuable. Following her steps allows that collection of properties fetch top dollar. But if you aren't following the trends - like the largest transfer of wealth ever will be occurring within the next years....what does that mean for investors - it doesn't apply.

Leaving the convention, is like completing strategy session for the next six months. But I suppose, for those of you who bought a job when you bought that investment, I absolutely understand. I submit that yes, you can indeed trade hours for dollars in your investment. If you want more work, please let me know and I'll gladly give you more. There are some tasks that simply make you money. My last sub netted me $115,000 and I made it tax free. That is quite a few plumbing calls to fix a toilet. Some prefer playing with that sewer snake - I say rock on.

Ohh that wasn't targeting you. It targets about 95% of the folks who think contractors charge too much and do it themselves. The money is made in getting deals, not mowing lawns like a 12-year-old.

Breaking the comfort of not changing is a tough nut to break. I am guilty occasionally as the next person after someone doesn't show up to fix something to hop in that truck.

Hey guys love you all. Those who came and those who did not. I totally understand that there are numerous reasons on why someone may not, or chose not to join us. I simply want to encourage you in whatever learning format you can take advantage of, to always make the most of the assets God gives you. And I challenge you to keep investing in yourself in your journey.

It is true that there are alternative formats that provide similar information. However, (and I know I am a bit bias) but I would dare say that over the three day period at the Convention, there is not any alternative format anywhere that comes close to providing more opportunity for actual learning of ideas, insights, formal and informal teaching, round table and panel discussions, motivation, peer interaction, exchanges and sharing on such a wide range of topics beneficial to rental property owners. It would take the equivalent of several months to a year to be exposed to all the ideas that was shared in the various learning formats provided. Thanks to all participants who helped to make this one of the best overall Conventions we have ever had.

Again, I am here for you guys and missed seeing you. I pray for those of you facing life challenges and celebrate with you who were with family during special times of celebration. I got an email yesterday from one Q&A regular letting me know of his son's wedding this past weekend. Cheers to him and his family. (He did ask for a copy of the audio recordings from the Convention, which I told him would be made available).

Hey 6x6, appreciate you, and you are right, the purpose of this Q&A was established to create a forum for landlords across the country to equally share, support and encourage and exchange ideas with each other. I appreciate your kind words of my teaching and I will add to the wealth of ideas shared, but not as the main teacher, this forum is a collective of ideas. I serve primarily only as a facilitator and sometimes a moderator:)

I will say six that you, like all of us, have come a long way, and I want you to encourage you to keep going after all your goals. Keep learning and keep growing and enjoy life along the way. I hope I have another opportunity to connect with you in person at some point along our journey. For that matter, I hope to connect with as many of you as I can and was thankful to have met many more of you this weekend. We had more new landlords at this event than ever before. I thoroughly enjoyed this year's convention! They have all been good, but I have to say this was the best.

This year's theme "Your Biggest Mistakes as a Landlord" was a good topic for the speakers and attendees.

I must admit, I am a seminar junkie, and I've seen or heard a number of the speakers at least 5 or 6 times in the past 25+ years.

But the topic of sharing their mistakes made the speakers appear more human and more vulnerable. Even those with canned presentations were able to get off script enough to share their mistakes and it made them appear more like us attendees.

I would like to share another mistake that I made. Oh about 2010 when the real estate marketplace was awful, I was cleaning up doing RTO housing options.

While they were good, the money was good. But if things went sideways, the houses would come back trashed out and later on there was Dodd Frank to deal with. Always along the way there was that threat of lawsuit especially if the resident started not to perform as promised.

I had a five or six figure answer this workshop. The question was why risk getting sued by allowing the resident to claim any potential equitable interest in the property generated by the option to buy. The answer = don't give them the option. Instead allow them to buy the right of first refusal on the house.

Suddenly fireworks went off in my head and I zoned out by smiling so much. When I tell folks that Jeffery and Dot have created thousands of millionaires - I absolutely mean it. You also learn....it is only money. There is plenty more coming down the road. Those lessons however require butts in seats to learn these lessons.

I've been to TONS of seminars and yours is THE ABSOLUTE BEST! Because you take soooo much time and effort to LISTEN to what your folks want and need, then to find speakers to provide a "Smattering" of topics (LLing and RE Investing is a many faceted business), and to encourage LLs to seek education to improve their businesses, for more profit, less drama, more FREEDOM!!!

I believe this Convention was blessed. This year stood out for me. Somehow the speakers were talking to ME about MY business in ways I don't recall in the past. They all tied together.

I realize some commitments preclude attending, so I strongly suggest those who are serious about their business GRAB the recording of all the speakers if Jeffrey makes it available.

You don't have to listen to them all, but I'm telling you there was something in the air, something special this year.

If you WERE there, go back and re-hear the concepts presented. Educators will tell you it takes 16 repetitions for our human brains to fully comprehend.

Pop this in your car, leave the negative news and dribble radio OFF! and fill your mind with uplifting quality ideas.

Enough...I have a fresh goal and need to get back to it!
