All this oil disruption caused by the Iran war is going to jack up oil prices, fertilizer prices and bond market prices as Arab and Japanese dump bonds to cover their inflation war costs ... I haven't refi'd anything in the last year, but credit unions were doing 10 yr. Longer if it's your primary residence. I often had easier terms with any new banks in the area, they seem more hungry to get market share.

I talked to a few DSCR firms a while back but balked at the 2% org fees and processing charges. But they were 30 yr fixed. --174.59.xxx.xxx

This is what Iran has done for decades, sign ceasefires, go into negotiations, refuse to budge an inch, make huge unreasonable demands, and continue on with whatever they have been doing before, all the while crying loudly about how they are the victim.

NE, I have two ARMs left. The rest are 30 year fixed, and they are all investment properties.

I do them as residential loans. I pay a percentage point over rate to get them but still a better deal for me than the commercial stuff when I am holding.

You need to talk to a couple more bankers maybe. I haven't had a W2 since 2012 and I still get the loans whenever I ask.

The two ARMs I have left are from when you could really make deals with brokers. That was close to 22 years ago.

I only have 7 mortgages now, but still considering hocking another place to pay off a couple smaller loans. --47.227.xx.xxx
