Most contractors around here have gone mad.
During the pandemic craziness we had a lot of transplants move here from places like CA and NY. They brought lots of money with them and were baying up houses left and right and bidding way over asking. Then they were all hiring contractors like crazy. The contractors were very busy, saw what was going on and took full advantage of it. Some seem to still be stuck in that mode.

Acting as my own contractor, hiring a sub to R and R and haul off at $75 per sq, with materials I am all in at around $210 per sq, so basically $ 3600, taillight warranty. I’ve done dozens this way over the past 23 years. Used to be much cheaper though.

I think Brad quoted having just had a roof done for $300 a square all in. I was talking to a local contractor and the price he charged for his last job worked out to $400 a square so my guess would be around $6800

I got an estimate for $5000 (group of Mexicans), $7000 (been in business just a few years), $7600 (daughter just recently took over business, they never got a ladder out to look at a roof repair on another house), $8800 (they are only 2 blocks from the house)
I don't do roofing. I hired the Mexican crew for $5000. Incredibly a team of at least 12 did the job in 2 hours and 20 minutes. The price was right and the guys and one gal were great, but they did cut a few corners. I suppose that was to be expected. --73.19.xxx.xx |

6x6, can you tell me square footage of the house, approximately?
I don't know how to figure roof squares, but I have quotes in hand on two jobs right now: 2 tiny cottages, 650 square foot each, plus or minus. $5k each includes tear-off and dumpster fees, which add up around here big-time.
Real roofer with real company: he's Latino, his American wife owns the biz (wink) and of course all of his roofers are Latino.
We've been using him 20+ years. A few times we've call for quotes from other roofers, but he is always either cheaper or right on point with the others. So we always use him because he will also show up in a rainstorm to tarp a roof if needed, or patch a smaller place, or what have you. --73.216.xxx.xxx |
