Taxes vs. Insurance (by WMH [NC]) Posted on: Jun 1, 2026 11:28 AM

Which is worse for you? :(

Just did some random figuring for 2026 and in County #1, our taxes are now about half what the insurance is. In County #2, next door "over the bridge" as they say, they are about equal to each other (high.)

Insurance is from the same provider on all (we don't have a lot of choice here.)

Resale value of properties differ greatly of course: County #2 would be worth more. But RENTS (all we care about) are about the same. So County #1 is more valuable for us. --73.216.xxx.xxx

Property taxes by far are the worst problem and need to be eliminated!! --76.35.xxx.xxx

I agree about eliminating them, Rick. Especially since we don't get ANY county services: no trash, no sewer, volunteer fire, private roads, etc.

The biggest employer in both Counties is the County itself. Property taxes pay their higher-than-average salaries. What a crime. --73.216.xxx.xxx

We get by so much better with the single wide homes for insurance and taxes. Especially if we have a title for them and they are not taxed as real estate --216.126.xx.xx

Single family homes the taxes are three or four times the insurance. Both are the biggest expenses. The mobile homes on private property are taxes $125 and insurance the same. Super cheap. --172.59.xxx.xx

When, I started out, property taxes were two months' rent and insurance one month. Ahhhhhh the good ol' days --173.188.xx.xx

Mine that are not escrowed seem to be about equal to each other. Some are a few bucks more, some less all depending on the property.

Most are just above one month's rent each. This does not include the escrowed properties as I have to look that up in a different way.

The duplexes shine in this category tho, or at least they did in the past. --149.34.xxx.xxx

My rental SFH property taxes are twice as high as Insurance. In fact property taxes is my biggest expenses.

NOT to change the subject - but why is mobile home taxes so much less than a SFH of the same size? A family in a mobile or SFH will need about the same amount of government services. --104.138.xxx.xxx

PG I think it is when the trailer has a title so it is considered a vehicle instead of a residence, thus not taxed as such.

But I don't play in that sandbox so others will have the sure answer. --149.34.xxx.xxx

These are like mortgages you can never pay off. The increases in both are sinking the highly leveraged. I was able to secure big savings on my commercial umbrella last year. Definitely pays to shop insurance every year. --23.28.x.xxx

What Zero said. MHs are considered "vehicles" for purposes of insurance and property taxes. --217.217.xxx.xxx
